🍔 Labor Day weekend cookout? We've got you.

**Cape Coral Backyard Burgers**
2 lbs ground chuck (80/20) · 1 tsp Worcestershire sauce · Salt & pepper · Your favorite buns · Toppings: lettuce, tomato, red onion, cheese, pickles

Gently mix Worcestershire into the beef (don't overwork it), form into 6 loose patties with a thumbprint dent in the center (keeps them from puffing up on the grill). Season both sides generously right before grilling. Grill over medium-high heat, 4–5 min per side for medium. Let rest 2 minutes before building.

💡 The thumbprint trick is the whole secret — it's the difference between a flat, even patty and a golf ball in the middle.

If you've been sitting on the sidelines wondering whether now's the time — here's where things actually stand: homes are taking around 80 days to sell on average, there's a little over 2 months of housing supply on the market, and most homes are selling right around asking price (not the bidding wars of a couple years ago).

Translation: it's a more balanced market than it's been in a while — good news whether you're buying (less pressure, more negotiating room) or selling (still a healthy, active market, just less frantic).

August through October is when Florida hurricane activity really ramps up, and if you're new to Cape Coral (or just haven't thought about it since last year), a few reminders:

✅ Know your evacuation zone — check your address at the Lee County Emergency Management site if you're not sure
✅ Review your homeowners AND flood policy — they're separate coverages, and most homes here need both
✅ Trim trees and secure loose outdoor items now, before a storm is even in the forecast
✅ Photograph your home's current condition — it makes any future insurance claim faster and easier

If you're house-hunting this season, ask us about a home's flood zone and elevation certificate before you fall in love with it — it can make a real difference in your insurance costs down the road.
