Market conditions? Sometimes it's much more than that.
Three conversations this week with listing agents who either don't understand the challenges their listings face, or aren't confident enough to communicate honest feedback and realistic expectations to their sellers.

Me: "Nice home, but the repaired roof, lack of storm protection, and outdated mechanicals don't justify top-of-the-market pricing."
Listing Agent: "You don't know what you're talking about. The value is obvious."
That home has been on the market for over 600 days.

Me: "My buyer has narrowed their search to three homes. We'd like to revisit yours tomorrow morning."
Listing Agent: "Are you offering full price? If not, the seller won't accommodate another showing."

Me: "My buyer is in town for three days and has your listing circled as a must-see."
Listing Agent: "No showings during the week."
The reality? All three of these homes are sellable—if they're priced, marketed, and managed properly.
Sellers, don't lose opportunities because your representation isn't willing to acknowledge challenges, listen to market feedback, or confidently guide you toward a successful sale.
The market matters. Professional representation matters more.
