Recently, we’ve seen US consumer confidence dip to its lowest point in seven months, even as many people feel positive about current conditions. The present-conditions index climbed about 7 points to 121, but the outlook for income, business, and jobs over the coming months slipped, with the expectations gauge dropping by around 6 points to 68—a level closely watched for its ties to recession risk. Early in Q3, employers cut 23,000 jobs, and unemployment nudged up to nearly 4%. Notably, this uptick was mainly because more workers exited the labor force, not because hiring improved. Despite these headwinds, homebuying expectations only eased slightly in mid-Q3 and have continued their gradual rise, even as roughly 61% of people still expect interest rates to climb. With federal policymakers holding rates steady and financial markets not anticipating much near-term relief, borrowing costs are likely to remain higher through the end of the year—important context if you’re considering your next move in the Cape Coral or Southwest Florida market. More Homes Hit the Market as Demand Cools
We’re seeing an interesting shift in the real estate market: over the four weeks ending August 23, new US listings inched up by 0.4% and total homes for sale rose 0.5%, pushing inventory to its highest point since early Q2. At the same time, pending home sales dropped 1.1% to a six-month low, as elevated housing costs kept many buyers on the sidelines—even as more properties became available nationwide. The median US home-sale price climbed 1.9% year-over-year to over $400,000, with average mortgage rates hovering near 7%, close to a 13-month high.

For buyers, this rising inventory and softer demand are creating more favorable conditions. There’s now greater potential to negotiate price reductions or seller concessions in many markets. From my experience guiding both buyers and sellers throughout Southwest Florida, homes that have been on the market for several weeks often provide buyers with the best leverage. On the flip side, sellers who price their homes realistically—rather than aiming for past peak prices—are seeing the most success.
