Cape Coral Buyers: Don’t Let Interest Rates Make the Entire Decision
Waiting for the “perfect market” could mean overlooking an opportunity right in front of you.
As of September 15, Cape Coral’s MLS shows 2,428 active residential listings. Over the last 30 days, 427 residential properties sold, with a median sale price of $360,000.
There’s plenty to choose from—and homes are still selling.
Active listings have been on the market a median of 82 days. Among those that sold, the average sale-to-list-price ratio was 96.8%. That suggests room for negotiation, although every property and seller is different.
My view? Buyers who are financially ready should be taking a serious look right now.
I believe part of the hesitation comes from homeowners who don’t want to trade a 3–4% mortgage for a higher rate. That reluctance can slow move-up buying. But your decision deserves more than a comparison of interest rates.

Looking toward the new year, I expect returning seasonal visitors and fresh listings to bring renewed attention to our market. More listings may give you more choices, but more buyers could also mean more competition for the home you want.
