You could buy a home and inherit someone else’s debt. šŸ‘€

A hidden lien is a debt attached to a property that isn’t obvious to the buyer, like a contractor who was never paid, unpaid property taxes, or a court judgment against a previous owner.

Liens stay with the property, not the person, so an unresolved one can follow the home to its next owner.

Before closing, a title search reviews public records so most liens can be found and paid off from the seller’s proceeds. If a covered issue surfaces after closing, an owner’s title insurance policy can cover the legal defense and financial loss, all for a one-time premium paid at closing.

Every buyer asks this eventually: ā€œShould I just wait?ā€

Now you can answer with more than a guess. The Buy Now or Buy Later calculator inside OmegaAgentONE just got a redesign, with a cleaner interface, updated calculations, and local appreciation data built into every comparison.

Pull it up during the conversation and help your buyer see what buying now versus waiting could look like based on their numbers. On a $550,000 home, for example, a projected 3.5% appreciation rate shows an estimated $39,174 in appreciation over two years.

From there, you can compare buying now, buying later, or even a future refinance scenario, giving your client a much clearer picture of the financial side of each option.

Because ā€œshould I wait?ā€ isn’t always a question with a one-size-fits-all answer. Giving your buyers the numbers helps them make a more informed one.
