When you start planning a custom home, almost everyone reaches for the same shortcut: a price per square foot.

It feels simple and comparable β€” until you realize two builders can quote wildly different numbers for what sounds like the same house.

The cost per square foot to build a house in Missouri is one of the most useful planning tools you have, but only if you understand what it really includes.

This guide breaks down 2026 Missouri numbers, what moves them up or down, and how to use per-square-foot pricing without getting misled.

The 2026 cost per square foot to build a house in Missouri, what moves the number up or down, and how to use it without getting misled.

You can't buy an A+.

That's the part most people don't realize about a BBB rating. It isn't a membership perk or a logo you pick up at a trade show. It's a review of how a business actually operates β€” how it advertises, how it handles complaints, whether it holds the licenses it claims to hold.

Trawick Homes is a BBB Accredited Business with an A+ rating.

We're not posting that to brag. We're posting it because when you're about to write the biggest checks of your life, you deserve more than a handshake and a good feeling about somebody. You deserve something you can go verify yourself.

So go verify it. Search "Trawick Homes" on bbb.org. We'll wait. πŸ™‚

Let's do the math instead of the vibes.

This last week the 30-year fixed averaged 6.65%. A year ago it was 6.58%. So after twelve months of waiting for rates to come down β€” they're a touch higher than where they started.

But here's the part worth sitting with. Back in February, that same rate averaged 6.05%. The lowest it had been since August 2022.

If you were waiting for a better number, you already got one. It lasted a few weeks, and most people who were waiting didn't move on it, because it didn't feel like the bottom. It never does.

We're not saying that to make anyone feel behind. Plenty of good reasons to wait exist β€” your lot isn't ready, your budget isn't where you want it, life is full. Those are real.

"I'm waiting for rates" usually isn't one of them. Not because rates don't matter, but because nobody gets to see the bottom until it's already behind them.

The thing you can actually control is knowing your number. What a build really costs here, what it means monthly, whether it works. That's a five-minute answer, not a two-year one.

Our affordability calculator will get you there: trawickhomes.com/calculator

And if the number surprises you in either direction, call us. 573-722-2402.

If you saw the housing news this week, you saw the number: builder confidence is at 35. Below 50 means more builders see conditions as poor than good. It's been under 40 for sixteen straight months.

Here's what didn't make the headline.

In that same report, NAHB's chief economist Robert Dietz said this: custom home builders continue to report stronger conditions than spec builders. Smaller, less dense markets are outperforming larger metros. And smaller builders are reporting stronger conditions than larger builders.

Custom. Smaller market. Smaller builder. That's three for three. βœ… βœ… βœ…

The regional numbers back it up. NAHB breaks confidence out by region, and the Midwest came in at 45 β€” the strongest of the four. The West is at 27. Those are two completely different housing markets sharing one national average.

None of that means building is easy right now. Construction costs are up, and Bill Owens at NAHB pointed straight at fuel prices pushing material costs higher. That part is real and we're not going to pretend otherwise.

But if a national headline is the thing making you hesitate, it's worth knowing what the headline is actually averaging.

If you're relocating here and trying to read this market from a few states away, let's talk. No pitch β€” just a straight answer about what building in Southeast Missouri really looks like right now.

Come walk through the Huffman home with us πŸ‘€πŸ‘

A few weeks ago, this was drywall and dust. Now the finishing details are landing one by one β€” the tile backsplash is up, the kitchen island is set, closet shelving is in, and door hardware is going on. Downstairs, the basement trim and doors are getting their paint. And outside, the sewer's being connected and the water is getting turned on. This is that magic in-between stage β€” where a house quietly starts to feel like home.

It's our favorite part of the whole process. From the very first lot walk to this moment, it's been one team under one roof, with weekly updates every step of the way β€” so the Huffmans never had to wonder what was happening next.

Southeast Missouri, your forever home might be closer than you think.

Progress looks good on this one. πŸ‘

There's something about watching a home come together in the details β€” and this Bent Creek golf course beauty is right in that stage.

Here's where we're at this week:
🎨 Basement doors and trim are painted, with more trim and doors prepped and ready to go
πŸ–ŒοΈ Taping off basement trim and cleaning up the doors for their fresh coat
πŸͺš Finishing the upstairs trim and casing around the doors
🚢 Front sidewalk is poured β€” plus another section of the circle drive

Every clean line and crisp casing is one step closer to move-in… and we close on this one at the end of the month. πŸ”‘

This is the part where it stops feeling like a build and starts feeling like home.

Some finishing touches you can't put a price on. 🀍

Final grading is done at our newest custom build on Spring Valley Ridge in Cape Girardeau β€” the yard is shaped, the dirtwork's wrapped, and the exterior is really starting to come together.

But this? This is the part that gets us. πŸ‘ Handprints pressed into a brand-new home, from the family who'll make a lifetime of memories inside it. Years from now, those little marks will still be here β€” a reminder of exactly where their story started.

This is why we do what we do. Not just building houses, but building the place a family gets to call theirs. 🌲

Dreaming about a forever home of your own in Southeast Missouri? We'd love to walk that road with you.

A price-per-square-foot number can be a helpful starting point β€” as long as you know how to use it.

We get it: when you're first dreaming up your home, you want a quick way to gauge what's realistic. Per-square-foot pricing gives you that early sense of scale. But it's a planning tool, not a final answer β€” and using it wisely keeps you from budget surprises later.

Here's how to lean on it the smart way πŸ‘‡

βœ”οΈ Start with ballpark estimates β€” per-square-foot pricing is great for early planning ranges. Save the detailed numbers for your formal proposal.
βœ”οΈ Ask what's included β€” get allowances, finishes, and site costs in writing so you're comparing equal scopes of work, not apples to oranges.
βœ”οΈ Account for land separately β€” those figures usually cover construction only. Add your lot purchase and site prep on top.
βœ”οΈ Reserve a contingency β€” a modest cushion protects your timeline and budget if unexpected site conditions come up mid-build.

This is exactly the kind of clarity we walk our clients through from day one β€” real costs, honest ranges, and transparent budget reviews at every milestone, so you always know where you stand.

Concrete's down. 🚧

Driveway and sidewalk poured at the Korn home this week β€” which means we're less than two weeks out from closing.

There's a moment on every build where it stops looking like a job site and starts looking like home. A finished driveway is usually it. Suddenly there's a place to park, a path to the front door, and a family counting down the days.

Two weeks. Then the keys.

When the details come together like this. 🀍

Step inside the master wet room at one of our latest builds. Floor-to-ceiling marble-look tile, a warm fluted wood accent tile wall, champagne gold Delta fixtures, and a marble mosaic floor β€” the kind of organic-modern mix that feels calm, elevated, and completely yours.

This is what "custom" really means. Every finish chosen on purpose. Every material picked to work together. No cookie-cutter templates β€” just a space designed around how you actually want to live.

Little moments like this are our favorite part of the process. πŸ™Œ
