Sunny Hill Suites Big Update!
Hard to believe that next month will mark two years of ownership for Jared W. Ritter of 45 S West End Blvd. And for those two years and a few months after, there has been a full crew there working Monday-Friday and sometimes more.
When Jared acquired this complex, it is safe to say it was one of the worst properties around. Every unit (69 units) has been a full gut - flooring, cabinets, appliances, windows, heat and air system, fixtures, and so many plumbing repairs.
Not only had the interior suffered from years of lack of maintenance but the exterior had as well. It was not just a paint job, the contractors made necessary repairs as they went along. No longer an eyesore. This showed immediate change. You could see visible proof of new ownership fast, the building and grounds.
Crime, drug activity, and the wrong tenant cliental created the wrong culture. I am sure the police are glad to see this property under new ownership and management.
Here is what has taken time:
This has not been a "lipstick" job as stated above. Every unit has and will be renovated to a quality standard. No shortcuts. No that is "good enough". Consistency. Our contractors, Larry and Tiger and crew only operate in this manner.
Laundry rooms have been renovated and new machines brought in. The laundry rooms are coded for tenant entry only. The elevator - who knew how long this would take (and expense) has been brought back to life after years of nonuse.
Culture reset. Bad tenants destroy good assets. And that is where Preferred Property Management came in. Hard decisions had to be made. A few original tenants from the purchase remain. They are good tenants, pay their rent, keep their unit tidy. They were moved to other units as their unit was renovated. Some teared up seeing their new units which brings us all a huge smile. But the majority had to go. At time of purchase some hadn't paid rent for up to 8 months. That particular one tried to intimidate me, film me, get a few other tenants against me. It did not work. Criminal activity. I was at the building in the evenings, weekends, etc and told many "this was not a place to hang out". Many will leave based on that, if not, mentioning calling the police, and most will go then. I haven't had this issue in many, many months.
This building has involved daily involvement, enforcement, leadership.
New tenants as in all of the properties managed by Preferred Property Management must fill out an application. And must pay a security deposit. I make no exceptions. Many have been denied based on past rental history, criminal history, etc etc. Many have tried to get me to take unacceptable tenants. It will not happen.
The building is now affectionately known as "Sunny Hill Suites on the Boulevard". This is a nod to a popular restaurant that was in the building in the 1970s. I like the name; I think it implies positivity.

And now the latest update! One-bedroom units are now available. And do they look sharp. These one-bedroom units lease for $850 with tenant responsible for electric. The one-bedroom units available now are on the fifth floor and have a great view overlooking Cape. Check out the pictures and video to see for yourself.
