Picking out a paint color you'll want to live with for years is probably one of the most difficult home design decisions you’ll have to make. When we look at a tiny paper paint sample chip, it's hard to imagine how the color will look once it’s painted across an entire wall. And let’s not forget to consider how the paint color might change in varying types of light (i.e. sunlight, day light, soft light, etc) after it dries. Since the human brain is pretty bad at imagining how a paint color will actually look, carefully testing out wet paint swatches on your walls before you commit to buying a gallon(s) is the best way to avoid painter's remorse. You don’t have to learn the lesson the hard way. Just apply the advice in this video. Cheers to working smart, not hard!🎨

This isn’t just your average renovation project though - this house goes from being an eyesore in the community to a beautifully renovated house with hi-tech smart home features (in conjunction w/ ) ...one of the first houses of its kind in this competitive DC area market. New Listing! 3 bed, 2.5 ba townhouse in the sought-after London Woods neighborhood of Capitol Heights, MD (Open house TODAY: 2-4pm - DM for address). This was a fun project from start to finish. And it is special for a number of reasons.
1) We creatively financed this fix and flip. When the numbers didn’t work initially, we didn’t just let the deal die and walk away. We used our savviness and creative negotiation skills to put together a deal that made sense for both us and the seller. By doing so, we eliminated $25K in lender financing costs
2) we also self-managed this rehab project instead of hiring a general contractor to manage it. By doing it ourselves, we not only saved 20-35% in rehab costs, but it also gave us full control over the budget, material selection, subcontractor selection and the entire rehab process. We learned a couple things the hard way during this project (i.e. the arduous permitting process), but we pulled it all together and completed this project in under 9 weeks.
3) this is the first home that we’ve installed a smart home automation system inside. That’s right, this is a SMART HOME. Likely one of the first in Prince George’s County. This particular house has a system that controls the timing, brightness, and color of the motion-sensor LED ceiling lights from touch pads (instead of light switches) located on the walls and on the kitchen countertop - regulates room climate w/ intelligent HVAC control - self-monitors the house for security using mobile alerts, and visual & audible alarms. All of these low-voltage features can be controlled/customized from a smartphone or tablet. And that’s just the tip of the iceberg - this system is easily expandable w/ plenty more smart home features that can be added-on by the new homeowner. Shoutout to and his for all of their hard work and dedication in getting this system up and running.

Here’s what no investor (or any homeowner) ever wants to see: ACTIVE TERMITES!!! 😱🤦🏾‍♂️ ....these little wood-eaters have made a nice little home inside one of our investment properties. We just discovered them today. Fortunately, our contractors were able to rip out the damaged infested wood and replace it with new wood...and only the yard and a portion of the house has been affected. Our exterminator will be onsite bright and early tomorrow to treat the entire property and ensure the termites won’t come back. It will probably run us around $800 in total to resolve it. This is why we stress the importance of having a repair contingency budget for every rehab project (yes we have one 😎). Repeat after me, HAVE A REPAIR CONTINGENCY BUDGET. That’s a separate budget that can take care of unpleasant surprises like this one. Typically, your repair contingency should be 15% of your total budget. Hopefully, you won’t have to use it. But if something does come up, at least you’ll be financially prepared to handle it. Stay tuned and keep following us to see how this rehab project turns out!

It’s Throwback Thursday! Let’s take it back to the time we demo’d that wall which marked the start of a beautiful rehab project for our new “house hack”. Demo is always our most favorite part of the rehab...actually it’s really just the knocking holes in the walls that we enjoy so much 🤣 ....swipe left to see the finished product after that wall was removed! When we’re hunting for properties, we love to go after the old, distressed, ugly houses...sometimes even the ones that require you to sign a waiver form before you can enter the house due to the nasty mold that’s growing in the basement. You see this make-shift hazmat suit though, right? Latex gloves, surgical face masks, and hospital shoe covers...we ain’t taking any chances! 🧤😷😂
