What I donโ€™t buy: that cutting out the โ€œmiddlemanโ€ makes buying a home simpler or more honest.
This week the AI/data company Google partnered with for home listings filed Chapter 11 โ€” three months after going national. Another platform. Another layer. Same old story.
Search can find the house. It canโ€™t represent you.

I just donโ€™t outsource my judgment to it.

I find AI incredibly useful as a sounding boardโ€”to organize information, explore possibilities, challenge my thinking and help me see questions from another angle.

But thereโ€™s a distinction I think is becoming increasingly important, particularly in real estate:

An answer isnโ€™t necessarily judgment.

A transaction can look straightforward on paper and still have something that doesnโ€™t quite fit. Sometimes the most important part of the job is recognizing thatโ€”and knowing what question to ask next.

Thatโ€™s where experience earns its place.

Where do you think human judgment matters most when technology can provide an answer?
