Whether buying or selling, you deserve a trusted advisor who truly understands the real estate journey and is committed to guiding you every step of the way: not just a place, your home is an asset for building wealth and ensuring financial security. Your home is more than just a place - it’s where your life unfolds, memories are created. Most importantly, it’s an asset for building wealth and ens

uring long-term financial security. With over a decade of experience helping buyers and sellers navigate the Monterey Bay housing market and having relocated from Rome, Italy, many years ago, and later Los Angeles, I know firsthand that buying or selling a home is more than just a transaction, it’s a journey. Much like setting sail on open waters, the winds may shift, and uncharted currents may arise, but with a skilled navigator by your side, you can adjust course with confidence and reach your destination smoothly. My business is built almost entirely on referrals, a reflection of the trust and lasting relationships I’ve built with my clients. When I’m not helping buyers and sellers, you’ll find me walking by the beach, traveling with my husband, or enjoying a great cup of coffee at one of my favorite local spots. Thinking about buying or selling a home? Let’s connect and set sail on your real estate journey together.

I'm proud to spotlight AAUW (the American Association of University Women) and even prouder to say I've been a member for several years.
Founded in 1881 and active in Santa Cruz County since 1935, AAUW advances equity for women and girls through advocacy, education, and research.

Locally, they fund scholarships for women attending college, send girls to STEM camps, and host events that spark real conversations about leadership, pay equity, and community.

Organizations like this matter and so does showing up for them.

Did you know that some California homeowners may be able to transfer their current property tax base when purchasing a new home?

If you are 55+, severely disabled, or a victim of a natural disaster, you may qualify to keep the taxable value of your previous primary residence under California’s Proposition 19 guidelines.

This can create major long-term savings and open the door to downsizing, relocating, or finding a home that better fits your lifestyle today.

A few important highlights:
• The replacement home must become your principal residence
• You must purchase or build the new home within 2 years of selling your current one
• The transfer can be used anywhere in California
• Eligible homeowners may use this benefit up to 3 times

There are a lot of details and every situation is different, but understanding your options could make a bigger move feel much more manageable.

Reach out with questions and let’s talk through what this could look like for you.

In a competitive market, timing matters. Bridge loan financing can give you the flexibility to move forward on your next home without waiting to sell your current one.

By leveraging the equity in your existing home, you can make a non-contingent offer and stay competitive, especially when inventory is tight. It is a strategic solution designed to help you transition smoothly from one home to the next without missing opportunities.

Balloon payment on departure property due in 12 months with NO monthly payments required. Borrower must qualify for a new home purchase, if applicable.

If you are thinking about making a move and want to understand how this could work for your situation, let’s connect and walk through your options.

Go Green Tip of the Month: Mother’s Day Gift Edition

This Mother’s Day, celebrate in a way that feels just as good as it looks. Thoughtful gifts can show your appreciation while also being kinder to the planet. Here are a few ideas that do both:

💧 Plant-Based Skincare: Treat her to skincare made with natural, plant-based ingredients. Look for brands that use recyclable packaging and prioritize sustainability. It is a simple way to elevate her daily routine while reducing environmental impact.

🍽️ Reusable Kitchen Essentials: Swap single-use for long-term use. Glass or stainless steel containers, beeswax wraps, and reusable silicone bags are practical upgrades that support a more sustainable kitchen.

🌱 DIY Herb Garden Kit: A gift that keeps growing. Organic seeds, biodegradable pots, and a simple setup can turn into a small, thriving herb garden. Perfect for cooking, relaxing, and staying connected to nature.

🕯️ Beeswax Candles: A cleaner, longer burn with a natural glow. Beeswax candles offer a subtle honey scent and are a more eco-conscious alternative to traditional paraffin options.

This year, choose gifts that reflect care not just for her, but for the world around her.

Earth Day is a reminder that the small choices we make every day actually add up.

It is not about being perfect. It is about being a little more aware. Choose local when you can. Reusing what you already have. Slowing down enough to appreciate where you live and taking care of it along the way.

Living on the Coast, we are surrounded by so much natural beauty. The ocean, the trees, the trails, the quiet moments in between. It is worth protecting.

Today is a good day to start, or simply do a little better than yesterday. 🌎

Spring shows up a little differently here. It is not just something you see, it is something you step into.

Across Northern California, the season invites you outside. Fields start to bloom, farms open their gates, and weekends turn into slow, sun-filled wanderings.

From u-pick flowers in the North Bay to wildflower hikes in the East Bay, garden strolls along the Peninsula, and coastal stops near Santa Cruz and Carmel, there is something about this time of year that feels alive in the best way.

It is less about planning and more about following what is in bloom. A morning picking berries, an afternoon walking through gardens, maybe a stop for something fresh along the way.

If you have been looking for a reason to get outside, this is it.

Go Green Tip of the Month: Happy Easter!

This Easter, celebrate in a way that feels just as festive while being a little more thoughtful about waste. A few simple swaps can make a big difference without changing the traditions you love.

Eco-Friendly Easter Basket Fillers:
Instead of plastic grass, try recycled paper options, natural sisal fiber, or make your own by shredding paper or fabric scraps. For something unique, grow fresh wheatgrass in your basket. It adds a living, reusable element that feels both fun and intentional.

Sustainable Easter Eggs:
Skip the waste that comes with traditional dyed eggs and opt for wooden eggs instead. They can be decorated, reused, and enjoyed year after year. If you do use real eggs, consider natural dyes to keep things safer for composting later.

Compost Your Easter Eggs:
After the egg hunt, do not toss them in the trash. Eggshells are full of nutrients and can be added to your compost or garden soil. Just be mindful to avoid eggs dyed with chemical-based colors so they remain safe for the environment.

Sustainable Easter Gifts:
Trade plastic toys and excess packaging for something more meaningful. Homemade treats, locally sourced goods, or even gifting a tree through programs like the Orangutan Project can turn a simple gesture into something that gives back.

This Easter, celebrate with intention, creativity, and a little extra love for the planet.
