As we close out 2025, here’s a look at where the market landed and is headed into the new year.

🟢 The Good
• Motivated sellers remain flexible on price and terms.
• Mortgage rates eased, bringing select buyers back off the sidelines.
• Core markets continue to hold firm with limited inventory.

🟡 The Bad
• Holiday schedules and winter light slow showing activity.
• Buyers remain cautious as they watch rates and early-2026 signals.
• New listings tapered off, limiting choices.

🔴 The Ugly
• Mispriced homes stall until late winter.
• Withdrawn and expired listings outpaced new supply.
• Cash still wins on the best opportunities.

This year refined my focus and reaffirmed my why. Launching a new brokerage meant trusting the process and the people around me—my wife, friends, clients and this community.

I believe trust is built through character, competence and communication. Every relationship, every referral and every result reflects that belief.

Building a life with Maria has taught me to move with intention and lead with care—lessons I carry into my work every day.

Thank you for walking alongside me. Here’s to clarity and moving forward with purpose. Happy New Year🥂

Market Snapshots…The Good, The Bad & The Ugly!

🟢 The Good
• Year-end deals: Motivated sellers are more flexible on price and terms.
• Rate relief continues: Mortgage rates hovered lower, bringing sidelined buyers back to the table.
• Inventory tightening: Aspen, Snowmass and mid-valley markets hold firm with limited new listings.
• Strong finish: Serious buyers are locking in properties before holiday travel and ski-season crowds.

🟡 The Bad
• Light showing traffic: Shorter days and holiday schedules slow activity.
• Cautious buyers: Many wait to see how 2025 rates shake out before committing.
• Appraisal scrutiny: Lenders are tightening valuations in softer segments.
• Fewer choices: New listings slowed to a trickle, giving buyers less to pick from.

🔴 The Ugly
• Winter slowdown: If a property isn’t priced right, it sits until February or March.
• Inventory gap widens: Withdrawn and expired listings outpace new supply.
• High-bar inspections: Buyers use cold-weather wear-and-tear to negotiate harder.
• Cash rules: Competitive properties still favor cash buyers over financed offers.

Everyone keeps asking: “Is now really a good time to buy or sell?”
Here’s the truth… what we’re seeing today is normal. Rates? We’ve seen them before. Sales volume? Also familiar. The only thing that was unusual was the post-COVID frenzy. Our market has stabilized, and in the Roaring Fork Valley one thing has stayed consistent: prices continue to rise year over year. Rates can change — values don’t go backward. Let’s make a plan that moves you forward instead of holding you back.

☕ Thinking about buying but waiting for the perfect time? This might just be your moment.

Inventory has loosened up, sellers are negotiating, and the valley’s slowing down before the holidays — which means opportunity for buyers who act with intention.

Let’s talk strategy over coffee before the busy season rolls back in.

Local market Snapshots are in…along with the Good, the Bad and the Ugly.

🟢 The Good
• National: Mortgage rates eased slightly nationwide, hovering near 6.5%, boosting fall buyer sentiment.• Luxury resilience: Aspen and Snowmass homes continue to sell at premium levels with limited supply.• Mid-valley strength: Basalt, Carbondale, and Glenwood hold steady with moderate price growth.• More opportunity: Slight uptick in listings gives buyers more room to negotiate.

🟡 The Bad
• National: Home sales volume has dropped to multi-year lows as affordability pressures persist.• Pricing strain: Valley prices remain out of reach for many local professionals.• Selective demand: Buyers are cautious, focusing only on homes that feel priced right or turnkey.• Longer market times: Upper-tier listings often sit beyond 90 days without meaningful traffic.

🔴 The Ugly
• National: Inflation uncertainty and Fed policy debates are keeping financial markets on edge.
• Ski-season stall risk: Homes not priced to move before winter may sit until spring.
• Value sensitivity: Buyers are pushing harder on inspections, comps, and concessions.
• Cash still king: Financed offers continue to lose leverage against well-capitalized buyers.
