I spend a lot of time looking at creative finance deals—Subto, Seller Financing, Morby Method, and Hybrid structures.

One thing I've noticed is that many wholesalers spend hours chasing deals that were never going to work in the first place.

So I built a simple "back-of-the-napkin" underwriting tool to help quickly screen opportunities before investing a lot of time into them.

It's not a replacement for a full underwriting review, but it can help answer questions like:

• Does this deal have enough room for terms?
• Is there a realistic refinance exit?
• Does the structure make sense?
• Is it worth taking a deeper look?

The view in the mirror reminds me… every deal has a story behind it.
Before I fund a deal, I slow down and ask:
💭 Is the owner open to seller financing?
💭 Is there a 1st lien?
💭 Does it actually cash flow?
💭 What’s the credit score?
💭 Are there reserves ready for the lender?
Because when you ask the right questions upfront,
you avoid detours later.
And just like a sunset drive — the journey feels a lot smoother when you’re prepared. 🌅
