Today was such a bittersweet, special day. We closed on the home I lived in for 20 years. ❤️

What makes this even more special is the buyer that found this house. He had been looking for the perfect home for 5 (yes, FIVE) years and one look, he knew this was it! He’s a military vet which makes the deal even sweeter. VA buyers unfortunately didn’t have a fair shot when the market was insane, but the stars aligned!

I’m grateful for all the memories I had here and I hope the new buyers will get to create their own memories in this home. 🏠

Congratulations to my sellers (aka my parents) who chose to purchase my grandfathers house when he passed away a few months ago and renovate it. I’m sure he’ll be looking down smiling at the progress you guys make and I can’t wait to be a part of the process!

Doing a happy dance because we FINALLY made it to the closing table! 👏

I don’t think I was the only one losing sleep over this deal, but without challenge there is no reward — so a huge congrats to my sellers who were able to use a 1031 exhange and purchase a property near the beach to fix up. 🌊

Buyers & sellers are feeling a lot of uncertainty with the real estate market right now and rightfully so. 🏠

Interest rates have been on the rise and many buyers have pulled back with many thinking they’ll just wait it out.

The market has undoubtedly cooled down over the past few weeks. We’ve seen some price decreases, fewer offers compared to a month ago, and homes are sitting on the market a little bit longer.

So should you wait it out to buy or take the plunge now? Truth is, home prices are going to continue to rise — probably at a much slower pace, but they’re not going backwards.

➡️ Buy based on what you can afford, not necessarily what the interest rate is. Obviously that affects affordability big time, but just remember that this may not be your forever home. If owning a home is important to you, my biggest suggestion is to get on it sooner rather than later.

And for sellers? Just because the market isn’t the same as a few months ago, doesn’t mean you’ve missed the mark. The market couldn’t sustain what it was a few months ago and we’re coming back towards a more “balanced” market with massive equity gained. 💵
