I don’t need a fancy presentation explaining every little thing I’m going to do.

I don’t need to spend an hour talking about myself.

I DEFINITELY don’t need to overwhelm you with a bunch of real estate jargon and acronyms that sound impressive but means absolutely nothing to you.

Here’s the truth:

Most sellers don’t care about my ‘process’. They care about the outcome.

~Can you sell my house?
~Can you get me the best possible price?
~Can you tell me the truth—even when it isn’t what I want to hear?
~And can you actually handle things when they don’t go according to plan?

That’s what matters.

So instead of spending the entire appointment explaining the things that you don’t want to hear about,

I ask questions.
• What matters most to you when you sell?
• Is getting the absolute highest price your priority, or is timing more important?
• What do you expect from me if you hire me?
• What concerns do you have about selling?
• And if you’re confident I’m the right person to get it done…what’s stopping us from getting started?

A listing appointment shouldn’t be a rehearsed sales pitch.
It should be a conversation that determines whether we’re the right fit to accomplish what you actually want.

I don’t need to convince everyone to hire me.

And you shouldn’t hire an agent because they showed you the prettiest paperwork, promised the highest price, or handed you the longest checklist.

You should hire the person you trust to tell you the truth, protect your interests, and get the job done.

No gimmicks. Just results.

According to the NAHB, government regulations now account for approximately $131,734 of the cost of an average new home. That’s over 26% of the final price before a buyer ever picks a paint color, countertop, or upgrade.

This isn’t about politics.

It’s about understanding the numbers.

When you’re looking at new construction, the sticker price isn’t just materials and labor. There are costs built into the process long before the first shovel hits the ground.

A lot of sellers assume the best agent is the one who shows up with the most ‘stuff’.
The longest presentation.
The most marketing ideas.
The most to say.

I understand why that might ‘feel’ right, but it can actually be a little misleading. At the end of the day, NONE of that is what sells your home.

What really matters is whether your agent can position your home in a way that attracts the right buyer… and creates enough demand to push the price higher.

THAT is where the result comes from.

The strongest agents usually aren’t the ones trying to impress you the most. They’re the ones trying to understand you the best.

They’ll ask you things like:
“Is your priority getting top dollar, or moving quickly?”
“What does a successful sale look like for you?”
“If the right offer came in, are you ready to make a move?”

Because YOUR ANSWERS shape the entire strategy.

Not a template.
Not a presentation.
Not a one-size-fits-all plan.

In all honesty, the process should feel clear—not overwhelming.

You shouldn’t feel like you’re being “sold.”
You should feel like there’s a simple, confident plan in place that makes sense for your situation.

So if you’re choosing an agent, don’t just look at who brings the most…

I’ve made a big move .

I’ve made the decision to take my business to Keller Williams.

First and most importantly for me…nothing but respect for Iron Valley Real Estate. The relationships, the leadership and the opportunities there played a major role in building who I am in this business today. That will never change or be overlooked.

But as I’ve said a thousand times, growth doesn’t come from getting comfortable.

This move is about pushing myself forward, about becoming uncomfortable, elevating strategies, and continuing to raise my standards for how my clients are represented in the market.

At the end of the day, this business isn’t about where I hang my license. It’s about results, ex*****on, and how hard someone is willing to fight when it actually matters.

That part doesn’t change.

My clients are what matters, and I will step outside of my comfort zone every day for them if it creates growth and allows me to serve them at an even higher level.

After more than a decade and a lot of deals, I’ve figured out many of the things that DON’T work in this industry… here are the truths that many agents don’t want to acknowledge:

1. Being the ‘nice’ agent
I’m not here to be liked, I’m here to get you paid.
That means telling you the house needs work before we list, showing you comps you don’t want to see and being honest when it would be easier to smile and nod.
Honesty protects YOUR equity.
‘Nice’ agents protect their ego.

2. ‘We had a ton of showings!’
Yeah? How many offers?
Showings without feedback are just people walking through your house. I care about what buyers actually said, what turned them off, and what needs to change.
That’s how you adjust quickly instead of sitting for 60 days wondering what went wrong.

3. ‘Another agent will do it cheaper’
This is one of my favorite, because you’re right! They will. Unfortunately for you, cheaper doesn’t make you more money. Strategy does. Marketing does. Positioning does. I’m not relying on a yard sign and hope… I’m building demand.

4. Rushing to list
Speed costs you money. The first buyers through your door are usually the most serious ones you’ll get.
If you’re not ready, you just wasted your best shot.
Prep, pricing, presentation—done right BEFORE we go live. That’s where multiple offers come from.

5. Avoiding hard conversations
If something needs to change, you’re hearing it from me, backed with data, not guesses. Most agents stay quiet because they’re afraid to lose the listing. I’d rather lose the listing than cost you money.

If you’re looking for someone to tell you what you want to hear, I’m probably NOT your guy.
If you want results without the BS or a sugar coating, we’ll get along just fine.

The choice is always yours. Hire the agent who always makes you happy, or hire the one who gets results.
