I’ve been quietly working on something new behind the scenes, and it’s finally getting close enough that I need some outside eyes on it. šŸ®

I’ve been building a real estate resource designed to actually help people figure things out — whether you’re thinking about buying, selling, or you’re simply curious and nowhere near ready to make a move.

Before I officially put it out into the world, though, I need 5–10 people willing to test it.

I want you to click around. Try the tools. Read some things. Try to break something. šŸ˜‚

Tell me what made sense, what didn’t, what was useful, what was annoying, and what you wish was there.

You don’t need to be buying or selling a home right now. Actually, having a few people who aren’t would be incredibly helpful.

September is Su***de Prevention Month. šŸ’œ

I think sometimes we get so used to asking people, ā€œHow are you?ā€ that we forget to actually wait for the answer.

Life can get heavy. And sometimes the person who seems completely fine—the person working, laughing, posting, taking care of everyone else—may be carrying more than anybody realizes.

So check on your people.

Not just the ones who seem like they’re struggling. Check on the strong friend. The quiet friend. The person you haven’t heard from in a while. Sit with them. Listen to them. Remind them that their presence matters.

And if you’re the person struggling right now, please don’t convince yourself that you have to carry everything alone. Reaching out isn’t weakness. Tell somebody. Let somebody sit in it with you.

You matter more than whatever you’re facing right now.

I never wanted to be the guy who just unlocks doors.

The part of real estate I’ve grown to enjoy the most is helping people understand what the hell is actually going on.

Buying or selling a home can get complicated fast. Financing, inspections, appraisals, negotiations, paperwork—and most people aren’t doing this every day.

You shouldn’t feel like you’re supposed to already know all of it before you ask for help.

I’d rather sit down, answer the questions, explain the options, and help someone figure out their next step—even if that next step is waiting.

That’s really what I want this business to be built around.

Guidance first. Real estate second. šŸ®

šŸ” Why Does the First Week on the Market Matter?

When your home first hits the market, something important happens:

It’s new.

Buyers who have been watching your area may receive alerts. Agents with active buyers notice the new inventory. Your listing appears fresh in searches.

That creates a window of heightened attention.

And that’s why your initial pricing and presentation matter.

If a home enters the market priced appropriately and presented well, you’re giving it the best opportunity to turn that early attention into:

šŸ‘€ Showings
šŸ’¬ Buyer conversations
šŸ“ Offers
šŸ“ˆ Potential competition

But if the home starts significantly overpriced, those same buyers may simply move on.

Then a couple weeks later, even after a price adjustment, buyers may start asking:

ā€œWhy hasn’t it sold?ā€

Nothing necessarily changed about the house.

What changed was buyer perception.

That’s why I don’t look at listing price as simply:

ā€œWhat’s the highest number we can start at?ā€

I look at:

ā€œWhere should we position this home so the market responds?ā€

Sometimes those are two very different numbers.

The goal isn’t just to list your home.

It’s to create the strongest possible environment for buyers to compete for it.

There are a lot of things you can change after you buy a home.

You can paint every wall.
You can renovate the kitchen.
You can replace the flooring.
You can even knock down walls and completely transform the space.

But one thing you can’t renovate is the location.

The morning commute.
The neighborhood.
The view from the front porch.
The school district.
The coffee shop you stop at every Saturday.
The park your kids grow up playing in.

When you’re searching for a home, don’t just fall in love with the house. Fall in love with where your life is going to happen.

A beautiful home in the wrong location can become a daily frustration. A home that needs a little work in the right location can become one of the best decisions you ever make.

Sometimes the smartest investment isn’t the prettiest house.

Emotions are human. Decisions should be intentional.

One of the things I’ve come to appreciate about real estate is that every transaction has two sides.

The contractual side… and the human side.

People experience excitement, uncertainty, stress, hope, and sometimes even fear throughout the buying or selling process. Those emotions are real, and they deserve to be acknowledged.

But they shouldn’t be the driving force behind the decisions being made.

That’s why I believe one of the most important roles of a REALTORĀ® is to bring clarity when emotions run high.

To listen before speaking.

To communicate with purpose.

To think several steps ahead.

And to ensure every recommendation is rooted in protecting the client’s best interests, not reacting to the moment.

Because when the emotions settle, the decisions remain.

That’s why thoughtful guidance will always matter.

There’s a quote that sticks with me from time to time. Some of you may recognize it.

I found myself thinking about it the other day, and I couldn’t help but put my own spin on it.

ā€œWhat is better: to know everything from the start, or to earn wisdom through serving people one family at a time?ā€

The more time I spend in real estate, the more I realize that knowledge, experience, and preparation all matter. They make us better advisors, stronger negotiators, and more capable professionals.

But before any contract is signed or a single home is toured, I believe something else comes first.

Understanding the person sitting across from you.

Every time I meet with someone, I ask myself two simple questions:

What is this person’s ā€œwhy?ā€
How can I carry some of the weight they’re feeling?

Buying or selling a home is rarely just a transaction. It’s a new chapter, a fresh start, a difficult goodbye, or a lifelong dream finally taking shape.

My job isn’t to impress people with how much I know.

My job is to listen before I speak, educate with honesty, advocate with conviction, and help make one of life’s biggest decisions feel a little less overwhelming.

The contracts matter.
The negotiations matter.
The experience matters.

But if the people sitting across from me don’t feel heard, respected, and genuinely cared for, then I’ve missed the most important part of my job.

The knowledge will continue to grow.
The experience will continue to come.

But earning someone’s trust… that’s something I hope to do, one family at a time.
