I had the pleasure of working with a young family, one I have known since school Now a couple with two daughters who had outgrown their home in a busy neighborhood. They were ready for more space, a quieter area, and room for the girls to actually be kids outside.

The challenge was real. Funds were tight. They needed to maximize what they walked away with on the sale to carry that equity forward as a down payment. On top of that, they needed seller's assistance on the buy side which is not easy to pull off in this market.

On the sell side, we priced and marketed the home with intention. The offer that came in met every goal we had set going in.

On the buy side we got strategic. We focused on homes that had been sitting longer than usual which usually indicates sellers with more flexibility. We structured an offer that included seller's assistance to cover the gap, along with inspection and appraisal repair protections.

They didn't have to choose between being smart and getting what they wanted. They got both.

I had the pleasure of working with someone who knew exactly what she wanted and wasn’t going to settle until she found it.

Her story started a few years back when she bought a property to help her nephew who needed a hand. That’s just who she is. As time went on it became clear they were better together, and she started looking for a home that could hold both of them. Something with character, history, good bones. A place she could pour into and make her own.

She looked for a couple of years. Some options were close. None were exactly right.
