Sitting on I-81 South looking at brake lights as far as I can see.

What a difference a day makes.

Yesterday I was winding through back roads, rolling hills, farm fields, and small towns. Today it’s gridlock, standstill traffic, and plenty of time to think.

One thing I’ve learned from spending thousands of hours on the road over the years: conditions can change fast.

The same goes for real estate.

A property can sit for months, then suddenly have multiple buyers interested. Another can look like a sure thing and hit unexpected roadblocks.

Sometimes the fastest path isn’t always the best one.

For now, I’ll enjoy the view of taillights and wait my turn.

The things you learn helping clients look at land.

This evening I followed up with the township on a property that had been on the market for some time.

One question led to another.

What appeared to be a pond was actually identified as an enclosed depression/sinkhole area with a high water table.

Then another piece of the puzzle started to make sense.

The property had no approved perc test, and regulations require significant setbacks from the depression. Once those setbacks were applied, there was very little area remaining that might be usable.

Suddenly, a property that looked promising from the road looked very different on paper.

Land can be one of the most rewarding purchases you’ll ever make—but it can also be one of the easiest places to miss an important detail.

Sometimes the value isn’t finding a property. Sometimes it’s finding the answers before you buy.

Not because there was a commission check waiting.

Not because there was a contract to sign.

Because sometimes this business is about people first.

Sometimes it’s about driving the back roads, looking at land, answering questions, and helping someone understand their options.

The funny thing is, those conversations usually matter more than the transaction.

Interesting conversation tonight.

A friend told me, “I don’t need a Realtor. They’re a scam.”

I wasn’t trying to change his mind.

But by the end of the conversation, we both learned something.

Real estate isn’t really about houses.

It’s about understanding risks, options, and making informed decisions.

Whether you use an agent or not, knowledge is worth having
