The average 30-year fixed mortgage rate today: 5.99%

Same day last year: 6.87%

If it gets to the mid 5% range, it's going to get haywire.

Have you heard about the new state law allowing for selling of an ADU, aka guest house, separate from the main house? As of Jan 1 the state of CA allows it. Each individual city needs to adopt it for it to happen. None have yet. Thoughts?

There's a common misconception that the Fed "sets" (or hikes/cuts) mortgage rates directly. Even among people who know better, there is often a belief that changes in the Fed Funds Rate (the thing the Fed actually hikes/cuts) translate in some direct way to changes in mortgage rates.
