What's happening in the golf communities? We've seen a lot more inventory, days on market and price reductions this year. I attribute that to changing macro economics, higher interest rates, and an overly uncertainty for some buyers of where the market is heading. Don't be fooled, this doesn't mean prices are coming down. In fact, the average price per sq ft is up roughly 10% from Q2 2024 in Rancho, median sales price is up 4% YOY, and final sales price is up at nearly 95% of list price over the past 90 days. I think we've seen a buying opportunity that many will regret not taking advantage of.
