San Diego County’s housing market showed two different stories in June 2026.

Single-family homes remained very strong. New listings fell 14.8%, while closed sales increased 15.8%. With fewer homes available and steady demand, the median sales price rose 4.8% to $1.1 million.

Homes sold in about 24 days and received an average of 99.8% of their asking price. Inventory dropped 35.6%, leaving only a 2.5-month supply. Simply put, well-priced detached homes are selling quickly, and sellers still have the advantage.

Condos and townhomes were more balanced. Closed sales increased 5%, but properties took longer to sell—38 days compared with 33 last year.

The median price was nearly unchanged at $649,000, while the average price fell 4.2%. Inventory declined 13.4%, leaving a 4.1-month supply. Buyers may have a little more negotiating room in this part of the market.

Overall, demand remains healthy, but the strongest competition is for single-family homes. Fewer listings are keeping prices firm, while the condo and townhome market is moving more slowly and showing softer prices.
