Selling a home while juggling real life, kids, schedules, all of it, can feel like a lot. I get it, I’ve been there. Here are the 4 things I always tell my sellers to focus on first: 🏡

1. Price it right from the start. Overpriced homes sit longer and almost always sell for less than if they’d been priced accurately on day one. It’s one of the most costly mistakes I see.
2. Declutter like you’ve already moved. Buyers need to picture their life in the space, not yours. Box up the personal stuff earlier than feels necessary. You’ll thank yourself later.
3. Invest in professional photos. Most buyers, especially relocation buyers, are making decisions from a screen before they ever book a showing. Your listing photos are working hard for you whether you realize it or not.
4. Don’t underestimate curb appeal. In a coastal market, buyers are forming opinions from the car. A tidy exterior and a welcoming entry set the tone before anyone steps inside.
