The latest numbers are in, and a few things stand out. Solana Beach has a population of around 12,000
✅ Market Action Index is 31. An even market is 30 so this is about as close as you can get.
✅ Median sale prices were down 14.2% compared to June 2025. Prices have been down 4 of the 6 months this year compared to last. Rolling 12 months are up 1.8% so we are not seeing a crash.
✅ Homes are moving quickly. The average home sold in just 16 days in June. The original list price received was 99.1%

The latest numbers are in, and a few things stand out.
✅ Inventory was way down. The lowest number of single family homes on the market in June since 2020. No surprise new listing were down 23.1%
✅ Median sale price was down. Considering the incredibly low inventory you would think prices would be up. There were only 9 sales last June, 29 this. Rolling 12 months prices are up a little under 1%.
✅ Homes are moving quickly. The average home sold in just 25 days.
The market action index is at 55 which is still a strong sellers market.
