House hacking gets a lot of attention as a way to reduce housing costs, but the real-world version is more complicated than the “live for free” pitch.

In 2026, the strategy is less about eliminating a mortgage payment and more about making homeownership more manageable.

What can work:

✅ ADUs, when the property, local rules, rental demand, and financing line up
✅ Multi-generational homes, especially for buyers sharing costs with parents, adult children, or other relatives
✅ Duplexes, triplexes, and small multi-family properties, when the buyer is comfortable living near tenants
✅ Realistic numbers that include the mortgage, property taxes, insurance, maintenance, vacancy, and repairs

House hacking can help some buyers close an affordability gap, but the math has to work. The zoning has to be legal. The financing has to fit. And the lifestyle has to make sense.
