What a surprise! I wasn’t expecting to see myself in the Encinitas Advocate today!
In this photo, Carmela (president of the SDA Interact Club, which I co-chair through Rotary) is handing over the keys of their new home to a family of 4 south of Tijuana. Before this, they were living in a shed like home.
It takes about $10,000 and over 30 volunteers to build one of these houses from a kit. They all come with a slab completed by the non Profit. “Project Mercy Baja”. On that day we all witnessed the impact of this project and the happiness it brought to the family. It was worth all the effort! I am very proud of all the students who participated. Seeing the incredible impact of this project and the joy it brings to families makes every bit of the effort worthwhile! ❤️🏠✨

This South Carlsbad Townhome on 7769 Caminito Monarca #109 came with unexpected financing challenges.

The issue involved the HOA’s SB 326 balcony inspection report, required under newer California regulations for communities with balconies and elevated decks. Even though the condo itself did not require repairs, the first lender denied the loan due to future wood repairs identified within the HOA.
We had to pivot quickly, move the loan to a second lender, extend contingencies, and work through additional reviews.
Today, we officially received the Clear to Close! 🎉

Real estate is about problem-solving, persistence, and finding solutions when challenges arise. Very happy for my client and excited to get this one to the finish line! 🙌

The 30-year, fixed rate has declined to 6.23%, the lowest average since mid March. As a result, applications for mortgages have been on the rise for two weeks, according to data the Mortgage Bankers Association released on Wednesday. This renewed activity offers an opportunity for sellers.
