Home inspections are really key to home purchases. It's like getting an owner's manual. It isn't really to look for problems as much as it is to look at what your getting and what to expect. If there's a health and safety issue that the inspector calls out, I recommend my sellers that they address those issues. The buyer can typically cancel the purchase if they are not satisfied with the condition or the extent of repairs needed, if they have not released contingencies for the inspections. If they have it may cost them some money from the earnest money deposit.
When purchasing a home, one of the most important steps is the home inspections. While this will tell you a lot about the house, there are some items that a home inspector simply cannot evaluate.
