Not going to sugarcoat it: an ugly day in the markets overall. The one I'm watching closest is the 10-year Treasury yield, now pushing new highs for the year at 4.70%. Remember — the 10-year yield is what directly drives mortgage rates, so when it climbs, borrowing costs for homebuyers follow right behind. That's why the 30-year fixed is back up to 6.77%.

Meanwhile, fresh fears of tariffs and war are keeping the stock market at bay, with the S&P 500 slipping just under the key 7,400 level.

The bright spot? New home sales rose 1.6% in June, beating forecasts. Buyers are still out there — but with prices and rates both climbing, affordability remains the real challenge.
