Our extensive experience in home inspection in Yamhill and Columbia, as well as Western Washington County, is just one of the reasons why we are frequently named as one of the top home inspectors in the industry. We have conducted more than 16,000 home inspections, and these include homes large and small, new and old. The home inspection process will normally require between two and four hours to finish. After completing the inspection our inspector will provide a report that is very comprehensive and detailed. We make every attempt to have the customer attend the home inspection, and to ask any questions that may arise. Color photos are also included with the inspection findings, to point out any areas of concern. Our inspectors take all the time needed to ensure the client understands the final inspection results.

Caden Livingston is a third-generation home inspector who has been learning the trade practically since before he was born. His grandpa, great-uncle and several uncles have all worked—or continue to work—as home inspectors, so inspecting homes is truly a family tradition.

Caden passed the National Home Inspector Examination on his first attempt and became an Oregon Certified Home Inspector on June 10, 2026 (OCHI #2877). He has been learning the tricks of the trade alongside his dad, Casey, while also joining Austin on inspections to gain experience from another perspective.

With an excellent eye for detail and a natural curiosity, Caden enjoys exploring the character and quirks of unique homes—especially the interesting things he discovers in crawlspaces. He has already gone beyond protecting homebuyers by rescuing a frog before it could take an unfortunate dive into a sump pump!

When Caden isn’t inspecting homes, you’ll often find him performing music around Yamhill County. He began playing guitar at nine, started performing live at 13, now also plays piano, bass, ukulele, banjo and lap steel guitar. This summer alone, he played an impressive 24 paid gigs—that’s a whole lot of strumming, picking, playing and singing!

Whether he’s sharing his love of The Cure or explaining the unusual issue he just crawled past beneath a home, Caden brings a sharp eye, a great personality and genuine enthusiasm to everything he does.

Austin’s work truck “Mav” just rolled over 3,769 miles… and we bought it on February 16th. 😳🏡💨

People always ask what home inspectors actually do all day. Well apparently… DRIVE. A. LOT. 😂 From crawlspaces to roofs to backroads and everything in between, our inspectors are basically professional road trippers with flashlights.

Thank goodness this hybrid truck gets around 40 MPG⛽💸

At this rate, Mav deserves an employee of the month plaque and maybe a spa day. 🚗✨
