Contingencies are an important part of any real estate transaction for a homebuyer.

Think of a contingency as a safety net to back out of the deal without losing your earnest money deposit in the event that you discover something about the property or a condition isn't met (such as not being able to secure financing or the house doesn't appraise) that affects the desirability of the property or your ability to buy the property.

A popular saying for home buyers is "location, location, location." In this current market, for sellers, it should be "price, price, price."

A higher list price won't always equal a higher sales price. Homes have been sitting on the market because many sellers still want to demand a higher price when we're no longer in that market; they missed that boat and it won't come back.

Pricing right is one of the best things you can do. You don't want to be stuck on the market for 90 or 100 days with multiple price reductions because people will begin to think there is something wrong with the house. This will also attract lowballers and not to mention that you have carrying costs, e.g., a mortgage, insurance, property taxes, etc. that are taking money out of your pocket every month.

Be well priced from the beginning :)

Very interesting data! This is a screenshot of page 4 of CAR's Monthly Housing Market Outlook Report. As I've been saying in my recent posts, it appears that, at least on the Central Coast, the housing market is slowing down, not going down.

Existing home sales are down 43.5% compared to last year, but existing housing prices are up just a tiny bit from last year as well. Even though we are seeing a lot more price reductions and most homes aren't selling for full asking price, the market has still appreciated in value, although FAR less than the madness of last year.

As I said, very interesting and this is why it's important to use local data when educating yourself on the housing market because the data varies greatly from location to location. This is a very interesting market. Thoughts?

I will make a post tomorrow comparing the Central Coast to the Bay Area to show how much markets can vary and why local data is important.

As the market changes, I thought this would be a great reminder for all the sellers out there. The "give me the price I demand" ship sailed months ago and sellers now have to adjust to this new market.

You won't be able to get the same sales prices from a year ago or even earlier this year. Price right! Don't become yet another price reduction.

Remember that the location you choose to live in should make your life easier in some way, shape, or form. That could be affordability, convenience, proximity to work, schools, amenities that are of value to you, etc.

Here's another thing to keep in mind:

A common request from buyers is that I find them a house in a "safe" neighborhood, or I'll be asked at open houses, "is this a safe neighborhood?" This is a tricky request/question because it puts the agent in a bad spot.

Remember that no location is 100% safe. Anything can happen anywhere, at any time. Just because a place has low crime rates, does not mean that crime is nonexistent.

If you ask your agent if the neighborhood and they say "yes" because crime rates are low, then someone breaks into your house, you'll call your agent and scream at them and say, "I thought you said this was a safe neighborhood!"

The agent said it was a safe neighborhood due to low crime rates, but again, a low crime rate does not mean that bad things never happen.

I question I get asked a lot is "Are we shifting to a buyer's market?"

The simple answer is no. I will make a longer article about this but I wanted to make a quick post about this.

5-7 months of inventory is considered to be a balanced market. Less than 5 months of inventory is a seller's market and more than 7 months of inventory is a buyer's market.

Look at this Year-To-Date chart, Monterey County closed the month of August with 2.5 months of inventory. So we're not even close to a balanced market, let alone a buyer's market. We are nowhere near close to a buyer's market and it will be that way for quick some time.

We are in a market slowdown, not a market decline. Prices are anticipated to continue rising, just at a slower pace. We may be talking 5-10% per year instead of 20% or more.

To those who are curious, the reason for the slowdown is due to rising interest rates, which have decreased buying power in the market.

Just sold this charming 3 bedroom 2 bathroom bungalow in Maple Park, Salinas this past week. I'm very happy for my client, she downsized into a condo that she's getting ready to move into and now her life will be much easier without having to deal with the maintenance of a bigger home.

Did you know that Greenfield, CA has an average of $343/sq.ft, making it the lowest price/sq.ft in all of Monterey County?

King City and Soledad come at a close second with $361/sq.ft and third with $369/sq.ft, respectively.
