Why? Sellers with longer days on market are often more motivated, which can mean price reductions, room to negotiate, or even credits toward closing costs and rate buydowns.

One of the biggest mistakes sellers make? Pricing based on what their neighbor sold for months ago... or what they "need" to net.

But buyers aren't shopping in yesterday's market. They're shopping in TODAY'S market, and comparing your home to every active listing they can see right now. And the homes that attract the most attention? They're almost always the ones priced strategically from day one.

Friendly reminder:
→ Overpricing rarely creates leverage.
→ Strategic pricing creates competition.
→ And competition is what leads to the strongest offers.

At the end of the day, the goal isn't the highest list price...it's the highest sale price. 🤑

If you've been sitting on the sidelines because of high mortgage rates, you've probably heard this advice at least once: "Just buy now and refinance later."

And honestly? It's not bad advice. But it's not the whole story either.
Refinancing isn't free, automatic, or guaranteed, and building your entire homebuying plan around it without understanding how it actually works can put you in a tough spot down the road.
