If a home is marketed to the public, it should be seen by the public.
But that’s not as straightforward as it used to be.
Think about it like streaming services—
not every movie is on every platform anymore.
Real estate is starting to move in a similar direction—especially in how homes are introduced to the market.
Beginning April 15th, we’re seeing a shift in how listings are prioritized and displayed across platforms—particularly during the “Coming Soon” phase. Some listings may be emphasized, delayed, or shown differently depending on where you’re searching.
Which means:
👉 For buyers — you may not be seeing every available home unless you’re looking in multiple places.
👉 For sellers — your home may not be reaching the full pool of potential buyers if it’s limited to a single platform.
👉 Visibility is no longer guaranteed to be equal everywhere.
Now layer in how people search.
We used to discover everything in one place—radio.
Now—like music across Spotify, Apple Music, and YouTube—it’s fragmented.
Real estate search is evolving the same way.
And here’s the part most people don’t think about:
When platforms control what is shown and when,
👉 No single place reflects the full picture anymore.
The audience becomes split across different platforms,
and visibility becomes less consistent.
As fragmentation increases, so does the shift in attention—
people move between platforms to see what they might be missing.
Different brokerages are responding in different ways.
Some are choosing to align more closely with a single platform.
Others—like eXp—are taking a broader approach:
👉 Distributing listings across multiple platforms without exclusive agreements, with the goal of expanding reach.
That said, each site ultimately determines what it displays, so visibility can still vary depending on where buyers are searching.
It’s a subtle shift, but it changes how homes are discovered—and how they compete.
My role is to make sure that doesn’t become a disadvantage. The goal isn’t just to list a home. It’s to position it so it’s fully seen, fully understood, and able to attract the right level of interest from day one.
