🚰🚰🚰BOIL WATER ADVISORY FOR NORTHWEST INDY 🚩🚩

Citizens Energy Group has issued a precautionary boil water advisory (PWSID # IN 5249004) for customers in an area on the northwest side of Indianapolis due to a main break near West 56th Street and Reed Road that occurred earlier today. Water has been restored to the affected area.

The Indiana Department of Environmental Management (IDEM) has established drinking water standards for the State of Indiana that all public water system providers and managers must adhere to.

Citizens' water distribution system serving the Indianapolis area is making public notification for customers to boil their water before using for drinking or cooking for the next 72 hours or until the advisory is lifted as a result of the main break that allowed pressure to drop. Answers to FAQs can be found here.

What Area Is Impacted?

All Citizens customers in the following area should boil their water until this advisory is lifted:

Northern Bound:

Interstate 465 on the north side of Indianapolis.

Southern Bound:

56th Street from the Hendricks County line to Georgetown Road to the east. In addition, residents to the south of 56th Street and east of Reed Road in The Park at Eagle Creek apartment complex and the Hidden Bay neighborhood south of 56th Street and west of High School Road are included in the Boil Water Advisory.

Eastern Bound:

Georgetown Road from I-465 to 71st Street, and Coffman Road from 71st Street to 56th Street. The residential neighborhood on 81st Place to the east of Georgetown Road is included in the Boil Water Advisory.

Western Bound:

The western bound of the area is I-65. In addition, residents in the Eagles Nest neighborhood (south of CR 750S) in Whitestown and those residents north of Wilson Road and east of Fishback Road are included in the Boil Water Advisory.

What Happened?

Citizens routinely monitors the drinking water distribution system. A main break near 56th Street and Reed Road resulted in the water pressure dropping below 20 pounds per square inch in some areas of the boil water advisory.

What Should Customers Do?

Do not consume the water without boiling it first. Bring all water to a boil, let it boil for three minutes, and let it cool before using, or use bottled water. Boiled or bottled water should be used for drinking, making ice, brushing teeth, washing dishes and food preparation. Boiling kills bacteria and other organisms that could be present in the water. Water can be used for showering, cleaning and flushing without boiling.

For customers who live in the area where the precautionary boil water advisory now applies and who may have consumed the water earlier today, Citizens wants to stress that this is a precautionary boil water advisory.

If you consumed the water prior to the release of the advisory, we have no indications that your water quality was unsafe. However, it is important to boil water used for consumption until this precautionary boil water advisory is lifted. The water quality being produced by Citizens has remained safe during the event. However, the widespread loss of pressure has resulted in Citizens taking additional precautions to verify water quality in the distribution system was not adversely affected.

People with severely compromised immune systems, infants and elderly individuals may be at increased risk. These people should seek advice about drinking water from their health care providers. General guidelines are available from Environmental Protection Agency’s Safe Drinking Water Hotline at (800) 426-4791.

What Is Being Done?

Water service has been restored to the affected area. However, customers in the designated area of this boil water advisory area are advised to boil their water until Citizens lifts this precautionary boil water advisory.

For more information, please contact our Contact Center at (317) 924-3311 or visit www.citizensenergygroup.com.

Please share this information with all other people who drink this water, particularly those who may not have received this notice directly. You can do so by posting this notice in a public place or distributing copies by hand.

Let's talk about what agents actually make.

Your lawyer: $350/hour, guaranteed
Your accountant: $200/hour, guaranteed
Your contractor: $85/hour, guaranteed
Your plumber: $125/hour, guaranteed

Your real estate agent: $0/hour until closing

Here's what most people don't understand...

Agents don't get paid for:

The 47 showings that didn't result in an offer
The 3 months nurturing a lead who ghosted
The listing appointment they didn't get
The deal that fell apart day before closing
The 89 hours of work on a transaction that died
The client who fired them for telling the truth

Every month starts at zero.

No guaranteed paycheck.
No health insurance.
No paid vacation.
No sick days.
No 401k match.

Just commission.

If you close.
If the deal doesn't fall apart.
If the market cooperates.
If the buyer qualifies.

If, if, if.

My client worked on her finances and credit for almost 2 years, finally got preapproved, and also qualified for down payment and closing costs assistance. We are on our way to view some homes!

05/10/2026

This is not a bad thing though. It’s actually the opposite. The buyers who are active right now haven't just started looking. Most of them have been searching since February. They've toured dozens of homes, they know the inventory inside and out, and they have a very clear sense of what good value looks like at every price point. That means your home isn't being viewed by a room full of fresh eyes. It's being viewed by a room full of informed ones. And here's why that works in your favor if you're prepared. A buyer who has been searching for three or four months and finally walks into the right home doesn't hesitate. They know what they want, they recognize value when they see it, and they move with real conviction. Those are the offers worth having. But it also means that preparation and positioning matter more in May than they did earlier in the spring. You're not trying to create interest anymore. You're trying to convert it. If you're listing this month or thinking about it, let's make sure your home is set up to do exactly that. DM me "MAY" and let's look at your specific situation in your neighborhood before you hit the market.

Most buyers spend weeks scrolling listings, saving favorites, and driving through neighborhoods on weekends before they ever have a real conversation about what they can actually spend.

It makes sense at first. The search feels exciting and low stakes, right up until the moment it isn't. And when the right home shows up, there's urgency, and that's the worst possible moment to be figuring out your numbers for the first time.

Pre-approval isn't just a formality. It tells you what you can comfortably carry, not just what a lender will technically approve. Those two numbers are often very different, and the gap between them is where a lot of buyer regret lives.

It also changes how you search. When you know your real range, you stop falling for homes that were never actually in play. You get more focused, more confident, and a lot less frustrated with the process.

If you have been searching for a while but haven't had that financing conversation yet, that is the next step. Not the next open house.

DM me "LENDER" and I'll connect you with someone I trust, or we can walk through what that process looks like before you take it any further.

One of the biggest misconceptions I hear from buyers and sellers is that what you see online is the market. It’s not. It’s a snapshot of what hasn’t sold yet. By the time a home hits your feed, gets saved, and makes its way into your short list, the most competitive properties have often already had strong interest, or are further along than they appear. That’s why you’ll sometimes hear about a home selling quickly and think, “I didn’t even have a chance to see it.” It’s not always about speed. It’s about how early you’re plugged into what’s actually happening. The same goes for sellers. Pricing, timing, and positioning decisions shouldn’t be based on what’s sitting online. They should be based on what’s moving, what just sold, and how buyers are responding in real time. If you’re relying on what you see online to guide your decisions, you’re already a step behind. DM me and I'll send you a breakdown of what's actually happening right now. Beyond what you see online.

It is very easy to walk into a house and start placing your furniture before you have actually looked at the financial reality of the move.

I always advise my clients to reverse that process. Emotional commitment is important, but it should only happen after the numbers have been fully vetted.

Regret usually starts when the excitement of a new space is overshadowed by costs you did not see coming. When you lead with the data, like property taxes, potential maintenance, and actual carrying costs, you give yourself the freedom to enjoy the home without the underlying stress.

The goal is to find a property that fits your life and your balance sheet. When both of those line up, you can move forward with actual confidence.

If you’re looking for a search process that prioritizes your peace of mind, let’s connect and build your plan.
