• $450,000 at 7% = $2,395/month
• $450,000 at 6.5% = $2,275/month
• $500,000 at 6% = $2,398/month

Real Estate Tip of the Week 🏡

Interest rates may be rising, but that doesn’t automatically mean it’s time to put your home search on hold.

Instead of focusing only on the rate, look at the whole picture — especially your monthly payment.
There may be ways to make the numbers work: seller concessions, closing-cost credits, rate buydowns, different loan options — and negotiating the purchase price.

And when higher rates cause some buyers to step back, that can sometimes mean less competition and more negotiating power for those who stay in the market.

The right question isn’t always “What’s the rate?”
It’s “What can I comfortably afford each month, and what can we negotiate?”
