Also this weekend, I helped a client get 11 land lots in Winamac that were posted "For Sale by Owner."

It can sometimes be a little challenging to work with unrepresented sellers, but we were able to work through any discrepancies and come together on a deal.

It even sounds like this one might lead to an opportunity to help sell other properties for this owner.

It's a 𝗪𝗜𝗡 - 𝗪𝗜𝗡 - 𝗪𝗜𝗡 all the way around!

We've also secured a new buyer for our one-of-a-kind listing in Winamac!

However, it is contingent upon the buyer selling their current home...which means we will continue to show this property and review any offers until their new buyer is found too.

It's called a 𝙛𝙞𝙧𝙨𝙩 𝙧𝙞𝙜𝙝𝙩 𝙘𝙤𝙣𝙩𝙞𝙜𝙚𝙣𝙘𝙮 and on platforms like Zillow you'll see it labeled as "Active Under Contract".

So, even though there is an offer in place, it’s still open to show and make offers on.

Not every sale is so straightforward. When someone passes away and their property goes into an estate, there can be a lot of pieces to sort through before we ever go to market.

In this case, we had to work around the move of a family member, search for placement of a pet, coordinate contractors to quote repairs, accommodate an estate sale, and source estimates for a whole house clean out. Those things take time and often there's multiple parties on the seller side of the estate.

This property is a bit unique due to all those things and it needs a lot of work - so going straight on the market for sale just wasn't a good option. Luckily, in the midst of all this preparation, we connected with a company looking to purchase properties in Indianapolis and they are giving my clients a pretty hands off sale. No further inspections, the stuff all gets to stay and it will be cash at close. It's a big WIN.

Given that all goes well here, we'll be closing in just a few short weeks and this family can move forward in their own closure process.

Some closing moments are not happy moments - so I truly appreciate my friends who refer people to me in those not so glamorous scenarios and trust me to take care of them even the most sensitive situations.
