Our offer wasn’t accepted 👎🏻…

BUT experience in the current market let me know that buyers had been pretty FLAKY lately and a “no” might just be a “not yet”.

We took the rejection with grace and I continued to follow up for a few days.

3️⃣ days later the winning buyer bailed and guess who got the call? The team that the seller felt most confident would get it to closing. 🥊

We closed on this cutie yesterday and in 3 weeks I close on another house under the exact same circumstances, reminding me the importance of:

✔️ Losing with grace (and not burning bridges out of frustration)
✔️ Following up
✔️ Showing that you are trustworthy
✔️ Taking advantage of weekly market shifts

You don’t have to be the next highest offer in order to get THE CALL. At that point, sellers are looking for EASE over PRICE.

This was a special one because it was my assistant's house! After completing a thorough pricing check before listing (as we always do for our sellers!), we realized that the market would be willing to pay more for the house than it would appraise at. As predicted, the appraisal came in $5k below offer price, but (since we did our research 🤓) we already had the coverage guarantee from the buyer. So my assistant walked away with everything that was promised to her at the start and the buyers got themselves a beautiful turn-key first home! Everybody wins!

Of course, it didn't hurt that these folks kept an IMMACULATE house and that Kate (Koti Design Co) knocked the staging out of the park.
