These faces might look familiar; and for good reason! They were one of many house-hunters who chose to buy their next home before they sold their old home; they needed to find “the one” before they felt comfortable getting theirs on the market. No matter who you are, where your live or what the market and season is, it is ALWAYS a bit scary to know that you might own two homes for a short period of time . While their old home was practically perfect in every way, it was located in an area that typically doesn’t sell as quickly nor has as many buyers and we listed at the beginning of the holiday season - never an easy time to sell. But we did it, they trusted me, they trusted the process and they got their home SOLD. Yesterday afternoon was closing day and these two are officially paying just one mortgage payment!!!!
Things always work out the way they are supposed to. I never doubt the process - even if it is a bit scary. “Pivot” is my middle name and knowing the market is my game 😊. Let’s go house hunting together!!

You know the kind of news that makes you dance in the kitchen, jump up and down clutching your loved-ones hands and cry tears of joy? Yeah, it was that kind of celebration last night and I am over the moon thrilled for my friends and sellers.

***JUST CLOSED…TWICE!***
My very last TWO closings of 2025 and with the same client!! That’s right! My buyer bought not one home but TWO homes on the very same day. Earlier this fall we sold one of her investment properties with the intent on her taking those funds to roll into two investment properties before the end of the year. The challenge: she doesn’t live in Indy so all showings were virtual and purchases were made sight-unseen. That is some serious trust she had in her Realtor 😉. Even crazier…while we’ve been working together for several years and have built a beautiful friendship, we didn’t actually meet in person until YESTERDAY!! It was a true party both at the closing table and at lunch yesterday between closings. CHEERS 🥂.

One buyer🧍🏾‍♀️. Two houses 🏠 🏠 . Lots of snow ❄️ ❄️ ❄️ . Yes, you read that right. My lucky x2 buyer is expanding her portfolio from the East to the West. We sold one of her Indy investment properties late last month and she stuck the proceeds into a 1031 exchange so we had to act fast to re-invest those funds. In addition it was in her (and her taxes) best interest to close before the end of the year. The tricky part (as if all of the above wasn’t tricky enough) is she is located on the East-coast and wasn’t able to come to town so tours were virtual. We decided, in partnership with my Property Management company, that Boone and Hamilton Counties were where she wanted and should expand; we hit the pavement running and ready, wrote the offers, did the negotiating, won the offers and will be closing BEFORE THE END OF THE YEAR. What?!? That’s what happens when you’re surrounded by the best lender in the business!
