One of the most common questions our clients ask us is what the difference is between Tenants in Common and Joint Tenants, and which they should choose when acquiring property. Although there are many other ways to hold title, these are the most common.

If a deed has no tenancy specified then it is assumed to be Tenants in Common. If you are wanting to change how you're currently holding title then we can help you with that

Our homes are oftentimes the biggest investment of our lives. Make sure you're protected!

If you're getting a loan for your real estate purchase, then a Lender's Title Insurance Policy will be required by your Lender. You will have the option to purchase an Owner's Policy at that time. The Lender's Policy only protects the lender and depreciates in value over time as you pay your mortgage. The Owner's Policy is valid for as long as you own your property and is insured for up to your purchase price.

If you have a cash real estate transaction then Title Insurance is not required, but it is recommended! At the very least, we recommend you order a Lien And Judgment search from us to make sure your purchase property is free and clear of liens or judgments from previous owners that might have attached to the property you're buying.
