Ryan Lundquist - Real Estate Appraiser

Ryan Lundquist - Real Estate Appraiser Private appraisals & housing stats. I work with real estate agents, homeowners, attorneys, & more. I am able to serve as an expert witness in court also.

I’ve been appraising full-time since 2003 and my clients include home owners, real estate agents, CPAs, and attorneys. I handle appraisals for estate settlement, divorce, pre-listing, and other types of private matters and consulting. In addition to appraising, I run stats galore for the Sacramento region. This is an incredible passion, and it's one of the reasons I get invited to speak regularly

in so many places about housing trends. Some people ask me if I still appraise because they only know me for stats, and yes, I still appraise. :)

I’ve been involved with various real estate associations for more than a decade, and I was awarded the Affiliate of the Year in 2014 with the Sacramento Association of Realtors. I speak at most local associations in the region. I’ve also been a member for years (as well as served on the board at times) with the Real Estate Appraisers Association of Sacramento. I was given the Citizen of the Year award by Rancho Cordova Rotary in 2008 (when I used to live there) and the Distinguished Service to Youth award by the Cordova Community Council in 2009. Sacramento Magazine listed me as a notable business leader to watch in 2021. Beyond work, my passions include woodworking, walking (I know that sounds lame), and family. When I retire I plan to have a woodworking business. If you have any questions, please reach out. I’m available by phone, email or any of my social sites. About the Blog:

Today’s housing market is nothing like 2021 when things were really aggressive. There were literally twice as many sales going above the original price back then. One thing we are going to start seeing in the stats in coming months is a more competitive market today. Remember, we are going to be comparing today with a really dull market last year.

A good reminder that the housing market isn't the same in every location. There is no national housing market just as there is no national weather forecast.

Real estate is easy money. It looks simple and glamorous on Selling Sunset, but this is a very tough business. And the past four years have been a huge grind ever since rates spiked and buyers disappeared from the market. Well, today I'm taking a break from stats. I have some encouragement about mak...

Sellers, price for the market. Not the unicorn. Look to the comps to understand what buyers are willing to pay for similar properties, and price accordingly.

Pricing it right makes all the difference. That’s what the stats show us. What are you seeing out there right now? What types of properties are getting into contract? And what is sitting?

What are home prices doing? It depends which metric we're looking at. My advice? Pay attention to different stats and keep asking which ones best represent the overall trend. Most metrics are down mildly from one year ago. Negative price change has been flat lately.

Buyers are so picky about everything right now, but when they find the perfect house, they are fast to act. 33% of closed sales in May so far spent seven days or fewer on the market before getting into contract in the Sacramento region.

How’s the housing market? Here are four new images to help show what’s happening. The temperature isn’t the same in every price range or location. It’s very normal to see more competition at lower levels and less competition at the very highest prices. Here’s a look at May closed sales so far. What stands out to you? And do you like these types of visuals?

Sellers, don’t get stuck on the original list price. You probably won’t end up there. In most counties, about 15% of sales last month closed at exactly the original price. This means about 85% of the time we see homes either sell above or below. Any thoughts?
