I had so much fun speaking at the ROG Talks conference a few days ago. My presentation was called, Be Yourself. I’ve spoken at this conference over the past two years, and Greg McClure basically just gave me a blank canvas and told me I could talk about whatever I wanted. When I told him this year I would just do a market update, he told me to think bigger (good leadership right there). So, last year I talked about cultivating friendships, and this year I talked about the importance of being people-focused in real estate. I also had some tips about the market too because we needed some graphs in there.

Friends, this is a slow burn. There is no Ozempic for the housing market to create quick change, so we are poised to continue to feel stuck for years. So, put your game face on, have a plan, and build great relationships. This business is about people. Don’t wait for a vibrant market to have a vibrant life.

Today's housing market feels similar to the early 1980s, and in my weekly post, I share some perspective directly from the words of a real estate agent in 1980. I think there is some valuable perspective here, and it's amazing how history tends to rhyme.

I love '80s music, but I don't have much love for the housing market in the early '80s. The trend was actually strikingly similar to today, and I have an article from The Sacramento Bee to prove it. On that note, let's pause and soak up some perspective and wisdom from the past. I hope

Stuck. That’s a good way to describe the housing market. The number of active listings is actually lower than one year ago, and in recent months the number of pending contracts has weakened a little. All that said, through July, we’ve had about 600 more sales in the Sacramento region, and that’s very positive news. I’ll update August stats in about a week. More visuals in the comments.

Who is buying homes today? What are you seeing out there? What are the reasons why people are buying? There have been over 23,000 sales since January with 14.5 billion in price volume in the wider area. The number of sales is about 5% ahead of last year through July, and I’ll calculate August numbers in about a week.

How much do you need to drop the price? It depends on how overpriced you are. The average reduction was about 6% among pending contracts this past week. However, only 40% of pendings needed a reduction before getting into contract. In other words, 60% of pendings attracted an offer without a price drop.

The Zestimate for Gavin Newsom's house was $4.7M before the property was listed for sale, but then it jumped to $7.3M after the home came to the market a few days ago at $7.5M. The Zestimate so often chases the list price. Gotta love it.
