🏡 SOLD | 1381 Duck Creek Road, Ione, CA 🎉
Another successful closing! This transaction was a great reminder that purchasing vacant land requires much more than simply falling in love with a property.
This beautiful lot offered incredible potential, but getting to the finish line required extensive due diligence, countless phone calls, and many hours spent researching building requirements, utility information, county regulations, and development feasibility. Working through the details helped ensure the buyer had a clear understanding of exactly what would be required before moving forward.
One of the most important discoveries during the inspection and investigation period was that the property will require a specialized engineered septic system. These systems can cost significantly more than a traditional septic installation, making it critical for buyers to understand the true development costs before purchasing land.
Vacant land can be an incredible investment, but every parcel is unique. Septic requirements, access, utilities, zoning, building restrictions, environmental factors, and development costs can dramatically impact a property’s value and usability. This is exactly why thorough inspections and investigations are so important, they help buyers make informed decisions and avoid unexpected surprises down the road.
Congratulations to my buyer on securing this fantastic property and taking the next step toward making their vision a reality!
If you’re considering buying or selling land, having an agent who understands the due diligence process can make all the difference.
