Okay, adding Simmons Farm to the Pittsburgh things-to-do list 🌻🍎

We went for the flower picking, but this is definitely not just a one-and-done summer spot.

Their Cut-Ur-Own flower fields are currently open daily, and throughout the year Simmons Farm also offers seasonal Pick-Ur-Own options like apples, peaches, strawberries and pumpkins. Their fall activities are coming back in September too, so this is one of those places you can keep coming back to as the seasons change.

For flower picking, you stop at the market first, grab your bucket + scissors, then head out to the fields and make your own bouquet. 🌸

They recommend checking availability before you go since picking can change with weather and crop conditions.

Buying a home isn’t about convincing someone to buy any house.

It’s about helping them buy the right house, at the right price, without feeling pressured or second-guessing every decision.

If my buyers find “the one,” my job isn’t over.

That’s when I negotiate, explain every step, point out things they might miss, and make sure they feel confident before signing anything.

Because they deserve someone who has their back from the first showing to the closing table. ❤️🏡

When buyers are choosing a neighborhood, it’s not just about the house.

It’s also about the places that become part of your everyday life.

The library where you grab summer reading books.
The park you stop at after school.
The coffee shop you run into between errands.
The little community spots that make an area feel like home.

Today’s stop was South Park Library to pick up Roman’s summer reading book, and it was such a good reminder that lifestyle matters when you’re buying.
Bedrooms and bathrooms matter, obviously.

But so do libraries, parks, sidewalks, schools, commute, and the places your family will actually use.

That’s why I always tell buyers: don’t just look at the house.

Look at the life around it.

I asked and you guys answered: the majority wanted to see red flags during showings 👀

But let’s be clear: a red flag does NOT always mean a deal breaker.

Sometimes it means asking more questions.�Sometimes it means getting a specialist or inspector involved.�Sometimes it means negotiating repairs.�And sometimes it means understanding whether your loan type could make that issue a bigger problem.

For example, things like peeling paint, an unsafe railing, moisture damage, or certain safety concerns may be handled differently depending on whether you’re using conventional financing, FHA, VA, or USDA.

With some loan types, certain items may need corrected before closing, which can cause delays if everyone isn’t prepared.

That’s why it matters to have a Realtor who understands more than just “this house is cute.”

We’re also looking at:�Is this safe?�Could this affect financing?�Could this become a repair request?�Could this delay closing?�Is this something we need to investigate further?

Not every red flag means run.

But it does mean pause, ask the right questions, and know what you’re walking into before you fall in love with the kitchen.

Pittsburgh is basically an air fryer this week. 🥵😂

One of my favorite parts about being a Realtor isn't just helping people buy houses. It's helping people fall in love with living here.

Buying a home isn’t just “Can I afford the monthly payment?”

That’s the part everyone talks about.

But the sneaky stuff?

The inspections.
The appraisal.
The moving costs.
The utility setup.
The random Target run that somehow becomes $487 because now you “need” new curtains.

This is why I’m big on making a plan before you start touring homes.

Not because I want to take the fun out of house hunting.

Because I want you to feel confident, prepared, and not financially punched in the face three days before closing.

A pretty kitchen is great.

Knowing what you’re walking into financially? Even better.
