I don't often share updates about my work in real estate as a licensed salesperson with Coldwell Banker Realty, but I am pleased to share a current example of how my expertise and experience is benefitting one of our clients.

Recently, I received a referral from a mortgage broker that has a client who has limited funds to purchase real. They began their business in 2023, and 2024 was an exceptional first full year. In short, I found an excellent program available to women minorities in business. This program involves a conventional lender covering 80% of the purchase price, while a second loan will fully fund the remaining purchase price, closing costs, working capital, and property improvements.

What's amazing about the second loan is that there are no payments and zero interest in year 1 and the rate modestly steps up to a max of 6% after two years. This will allow our client to afford the space today and with the expected growth of their business, they can grow into the remaining space (which is tenant occupied) after two years.

I have over thirty years of combined experience as a former CPA, CFO a bank, Big Four public accounting experience, and have worked as a commercial lender or commercial broker for 22. Additionally I am the owner and founder of Commercii Advisory Services, a business and commercial loan brokerage.
