Beach properties tend to draw families. People who want to slow down, spend time on the water, and unplug for a week. That's your audience and your whole setup should speak to them.

Downtown properties pull a completely different crowd. UNCW parents coming to visit, couples exploring the Riverwalk, people in town for a concert or a weekend. Totally different vibe, totally different needs.

Neither is better. They're just different investments with different guests in mind. Knowing which audience you're building for changes everything from how you furnish it to how you market it.

Summer gets all the attention but it is not always the best time to buy. Inventory tends to tighten up in peak season because owners are too busy renting to think about selling.

Come late September or early October, that changes. Owners who rented all summer, made their money, and are now ready to move on start listing. More inventory hits the market. And with fewer buyers competing, that is often where you find the better deals.

The off season is not a consolation prize. For the right buyer it is a strategy.

The number one thing stopping first time buyers from getting started is not money. It is misinformation. 👀🏡

I have worked with dozens of first time buyers and almost every single one comes in thinking the same things. That they need 20% down. That their credit has to be perfect. That they need to be at a certain place in life before it even makes sense to try.
Most of that is not true.

And the frustrating part is that those misconceptions are what keep people renting longer than they have to, waiting on a bar that does not actually exist.

Carolina Beach locals, this one's for you. 🌊🏖️

If you're visiting or thinking about making this island home, there are two spots I always tell people about that most tourists never find.

First: Riverview. It's tucked all the way at the end of the island in Port Fischer, right on the river. Honestly stunning. Because it's not near any of the other restaurants, it stays off most people's radar. That's exactly why I love it.

Second: Bison Trail in Kure Beach. A beautiful trail close to the beach that winds all the way out to the river. Great for a morning walk, great for exploring, and almost always peaceful because visitors don't know it exists yet.

The best parts of barrier island living aren't always on the tourist map. 😊

People always ask me whether location on the island actually matters for investment. It really does. 🏡🌊

If you are buying a short term rental, walkability to restaurants and amenities is not just a nice to have. It is a value driver. Guests pay more for it. Properties perform better because of it.

If you are buying a primary residence or a long term rental, that same proximity comes with trade offs. More traffic. More noise. More tourist energy. For the right buyer it is worth it. For others it is not.

Knowing what you are buying for changes which streets you should even be looking at.

This is the kind of local nuance that does not show up in a Zillow listing. It comes from actually knowing the island.

May, you were good to us.✨

24 families. 16 new keys in hand. 8 “SOLD” signs in the yard. And a whole lot of happy tears, champagne pops, and “we’re really doing this” moments in between.

Honestly? We’re obsessed with this job. There is nothing like handing someone keys to a home they’ve been dreaming about or helping a seller finally get to the next thing. 24 transactions later and we’re still just as excited about it as the first one.

To every buyer and seller who trusted The Gillespie Group this month — thank you doesn’t quite cover it, but we mean it from the bottom of our hearts. This is why we do what we do.
