A country’s people isn’t necessarily it’s politicians. Isn’t that the truth. I would fairly state, every day I see posts about people talking about how much they hate America or what is wrong with it. It has been SO refreshing to see all of the posts of people visiting for the World Cup saying how friendly we are, how beautiful it is here, and how many of them feel they have been lied to about our country by their media. They are seeing how massive and gorgeous America is. They are having a fabulous time being welcomed here by the friendliest people, in all of the states! How awesome is that!

UNC Health said it has a site under contract at South 17th Street and Shipyard Boulevard. If the state signs off, the hospital could open as early as 2030.

CLOSED! On 712 Saint Joseph Street yesterday. My fellow and his wife from 504 CBAS are going here with a bougie elevator so his wife can come and visit our Island again! I am so excited for her to be buying her new furniture and having that gorgeous 300 sq ft deck with the marina view! And they can walk to shopping and restaurants! Good stuff! And on the other side, the Sellers were able to close their aspect of their estate. I've met amazing and kind people on both sides. Both parties had empathy and patience and understanding for the other. Real Estate is absolutely amazing when people are human to and reasonable with, each other. It's a beautiful thing.

"Republican lawmakers are pushing to reform the capital gains tax in a move that could benefit millions of homeowners. Home sellers currently owe taxes on profits above $250,000 for single filers and $500,000 for married couples, thresholds unchanged since 1997 even as home prices have climbed more than 260%. Sen. Ted Cruz is proposing to index capital gains to inflation, reducing the taxable portion of any gain, while others want to double the exemption caps entirely. The current structure is also blamed for keeping homeowners locked in place, choosing to hold rather than sell and face a large tax bill." From Realtor.com

CLOSED! My lady is ready for her new chapter in a new build close to her family in Virginia! She was referred to me with a tight time line. Very tight. We went under contract in 19 days and closed at one of the highest prices per square foot in the neighborhood! She listened to council and held her ground. Proud of her! Wish her the best!
