Not our usual inspection backdrop this week. :books:

We recently completed mold testing inside a classroom. Most of our appointments take us into homes, apartments, and rental properties, so walking between desks instead of through bedrooms and kitchens was a fun change of pace.

The setting may have been different, but the process was the same: inspecting the space, documenting the conditions, and collecting the samples needed for testing.

And yes, we test more than homes! Classrooms, offices, and other types of properties can be evaluated too.

The repair looked fine. The questions didn’t go away.

A leak can be repaired and a wall can look fine again, but that does not always settle what people want to know about the space. That is especially true when the repair happened after water had already been sitting there for a while.

Fresh paint, new drywall, or a cleaned-up stain may take care of what is visible, but people still wonder what happened behind the surface, how long the area stayed wet, and whether the repair addressed the full picture.

That is where mold testing can come in. Not because a repair automatically means there is still a problem, but because the repair itself does not always answer everything. Sometimes people just want more clarity about what they are left with after the visible damage is gone.

We used disturbance air testing on an inspection last week, and it was a good example of where this kind of sample can be helpful.

The idea is pretty simple. Before the sample is collected, the area is disturbed so settled dust and particles have a chance to move into the air. Then the air sample is taken. That can be useful when the question is not just what is floating in the air when everything is perfectly still, but what may be getting stirred up during normal activity in the space.

One of the benefits is that it can give a better sense of what someone may actually be breathing once a room is being used, walked through, or cleaned. The tradeoff is that disturbance air testing is more aggressive by design. Because you are intentionally stirring things up, the results can look very different from a standard air sample taken in still conditions. So if the question is “what is the air like right now without disturbing anything,” this may not be the best fit.

Like most mold testing, it really comes down to choosing the method that best fits the concern.

Sometimes the first thing people notice is not visible mold. It is one room that feels different from the rest of the house.

Maybe it smells a little off, feels more humid, stays stuffy, or just keeps catching your attention for some reason. That can happen in bathrooms, laundry areas, closed-up guest rooms, rooms with less airflow, or spaces near a past leak or water-damaged area.

It does not automatically mean there is a mold problem, but it is often the kind of thing that makes people start asking questions. And honestly, those small changes are usually worth paying attention to.

Post-remediation verification is one of the clearest examples of how mold testing and mold cleanup are two different parts of the process.

Remediation is the cleanup side. Testing is about checking the area, gathering information, and seeing what the space looks like after the work has been done. That’s why some people come to us before any cleanup, when they’re still trying to understand what’s going on, while others come after remediation because they want to know whether the area is in a good place afterward.

That difference matters. Testing is not there to replace cleanup, and cleanup is not there to answer every question on its own. Keeping those roles separate can help people understand where they are in the process and what kind of help actually makes sense next.

We recently heard from a client who was in the middle of buying a home and wanted more clarity before moving forward.

That is actually a pretty common reason mold testing comes up. During the inspection contingency period, buyers are trying to understand as much as they can about the property while there is still time to make decisions. What makes mold testing helpful in that moment is not just the sample itself. It is having more information while the window is still open to use it.

Buying a home already comes with enough guesswork. If something about the property has been making you pause, mold testing can be one way to get more clarity before closing.

Air sampling is probably the most common type of mold test we do.

The little cassette on the sampler is there to catch whatever is in the air while the pump runs for a set amount of time. So when we take an air sample, we’re not testing the whole history of the house. We’re testing what was in the air in that space at that time.

That can be helpful when a room smells off, after a leak, or when one area of the house just feels different from the rest. It gives us a snapshot of what may be circulating in the air, which can be really useful depending on the concern.

It’s also worth knowing that air sampling is not always the right test for every situation. Sometimes it makes the most sense. Other times, a surface sample or wall cavity sample is the better fit. It really depends on what question needs to be answered.
