Let’s be blunt: if you want to sell your home, it has to be priced for the market—not for what you think it should be worth.

Sellers sometimes overprice their homes because they are emotionally attached, because a neighbor got a certain price, or because they simply don’t want to hear what the current market is telling them.

Realtors are taught not to take a listing when a seller refuses to listen to reasonable pricing advice. There is a reason for that.

An overpriced home can sit on the market while the right buyers pass it by. Eventually, the seller may have to reduce the price anyway—but by then, the property may have become stale, and the seller may have already missed the best opportunity to sell.

And here’s the part Realtors sometimes get blamed for: A Realtor cannot sell an overpriced house simply because the seller wants a higher price. We can market it, advertise it, hold open houses, show it, and put it in front of buyers—but we cannot make buyers pay more than the market supports.

A good Realtor should tell a seller the truth, even when the truth isn't what the seller wants to hear.

You don't make money by overpricing your property. You make your profit when you buy it—and you maximize your opportunity to sell when you price it correctly for the market.

Any of my friends happen to have 4 of those orange traffic cones they are not using that I could borrow?

I have property listed and I need to keep people from driving under the carport as some vehicles elevation is to high.

Someone has already driven under carport and damaged the hardi board siding.

At the moment I have the pink flagging tape marking off carport. Unfortunately it looks like a crime scene.
A neighbor called owner and asked what crime happened 🙄
