If you have or plan to buy real estate, this affects you! Buckle up...this is long.
Letโs break this down for anyone who hasnโt heard:
Zillow is getting sued โ big time.
The lawsuit claims that Zillow created a system where buyers were quietly pushed toward Zillowโs own mortgage company. Not because it was the best optionโฆ but because it benefited Zillow.
And now?
Some real estate teams who participated in that system are being named too.
Hereโs what that means in plain English:
Instead of helping buyers shop around for the best mortgage, certain agents allegedly steered their clients to Zillowโs lender because doing so got them better leads, more business, and priority treatment.
And yes โ that is illegal.
Like day-one-in-real-estate-school illegal.
Like RESPA-will-eat-you-for-breakfast illegal.
And if you're shockedโฆ Iโm not.
I briefly worked with a Zillow-connected team. The pressure to use their lender? Real. The expectations? Real. The โdonโt send your clients anywhere elseโ energy? VERY real.
Itโs one of the biggest reasons I left.
Because none of it felt right.
None of it protected the client.
And none of it aligned with how I believe this business should be done.
Hereโs what ticks me off the most:
Steering a client toward a lender because it benefits the agent is manipulation โ plain and simple. And the worst part? Agents and especially their brokers will twist themselves into pretzels trying to justify it.
Theyโll say, โOh, itโs not required,โ or โWe donโt force you to use that lender.โ
But if theyโre being honest?
At the end of the day, it absolutely is.
Because behind the scenes, if agents donโt meet certain referral quotas, they get penalized.
Fewer leads.
Weaker leads.
Or no leads at all.
It preys on agents who are just trying to put food on the table โ pushing them into choices that donโt put the client first. And whether the loan terms are fine or not isnโt even the point. The real issue is the pressure, the manipulation, and the lack of transparency consumers never get to see.
Recommending good lenders is normal.
Getting perks, kickbacks, or better leads to push ONE lender?
๐จ Absolutely not.
๐จ Not ethical.
๐จ Not legal.
Buying a home is a huge financial decision. You deserve someone who is loyal to YOU โ not someone chasing a quota or trying to win Zillow points like itโs a rewards program.
