I've tried pretty much every coffee shop that's opened around here over the last few years. Some of you may remember a surprisingly highly controversial posts I had a couple of years ago about iced coffee and how it related to buying a house. ๐Ÿคฃ๐Ÿคฆโ€โ™€๏ธ

This girl loves an iced coffee, so if a new coffee shop opens, there's a pretty good chance I'll be there at some point. Strictly for research purposes, of course.

While there are several great spots around here, Brave Coffee & Tea is still at the top of my list. And my favorite place to do your home valuations...(hit me up if you want yours!)

Maybe it's the coffee. Maybe it's the people...or the fact that they already know my order.

Some things can be imitated, but not quite replicated. Brave is one of them.

AAAAANNNDD they're doing free kids drinks this summer with the purchase of an adult beverage (12 and under, I believe).

Thatโ€™s basically the internal monologue of every first-time homebuyer after spending 6 straight hours on Zillow and convincing themselves theyโ€™re either:

1. moving back in with their parents

or

2. buying a camper and calling it โ€œminimalism.โ€

Trying to navigate the process probably feels like watching houses go under contract before your lender replies โ€œlooking now,โ€ getting advice from people who bought their house in 1997 for $12 and a casserole dish, and constantly wondering if youโ€™re about to make the most expensive mistake of your life.

Most buyers think theyโ€™re supposed to magically know how all of this works.

Theyโ€™re not.

When I work with buyers, my job is to make the process feel less overwhelming and way less confusing.

Iโ€™m translating all the real estate jargon into normal people language, pointing out red flags before you get attached to a house with โ€œcharacter,โ€ and walking you through every step so youโ€™re not stress-Googling โ€œwhat is earnest moneyโ€ at midnight.

So no, no one is coming to save you.

If you have or plan to buy real estate, this affects you! Buckle up...this is long.

Letโ€™s break this down for anyone who hasnโ€™t heard:
Zillow is getting sued โ€” big time.

The lawsuit claims that Zillow created a system where buyers were quietly pushed toward Zillowโ€™s own mortgage company. Not because it was the best optionโ€ฆ but because it benefited Zillow.

And now?
Some real estate teams who participated in that system are being named too.

Hereโ€™s what that means in plain English:
Instead of helping buyers shop around for the best mortgage, certain agents allegedly steered their clients to Zillowโ€™s lender because doing so got them better leads, more business, and priority treatment.

And yes โ€” that is illegal.
Like day-one-in-real-estate-school illegal.
Like RESPA-will-eat-you-for-breakfast illegal.

And if you're shockedโ€ฆ Iโ€™m not.
I briefly worked with a Zillow-connected team. The pressure to use their lender? Real. The expectations? Real. The โ€œdonโ€™t send your clients anywhere elseโ€ energy? VERY real.

Itโ€™s one of the biggest reasons I left.
Because none of it felt right.
None of it protected the client.
And none of it aligned with how I believe this business should be done.

Hereโ€™s what ticks me off the most:
Steering a client toward a lender because it benefits the agent is manipulation โ€” plain and simple. And the worst part? Agents and especially their brokers will twist themselves into pretzels trying to justify it.

Theyโ€™ll say, โ€œOh, itโ€™s not required,โ€ or โ€œWe donโ€™t force you to use that lender.โ€
But if theyโ€™re being honest?
At the end of the day, it absolutely is.

Because behind the scenes, if agents donโ€™t meet certain referral quotas, they get penalized.
Fewer leads.
Weaker leads.
Or no leads at all.

It preys on agents who are just trying to put food on the table โ€” pushing them into choices that donโ€™t put the client first. And whether the loan terms are fine or not isnโ€™t even the point. The real issue is the pressure, the manipulation, and the lack of transparency consumers never get to see.

Recommending good lenders is normal.
Getting perks, kickbacks, or better leads to push ONE lender?
๐Ÿšจ Absolutely not.
๐Ÿšจ Not ethical.
๐Ÿšจ Not legal.

Buying a home is a huge financial decision. You deserve someone who is loyal to YOU โ€” not someone chasing a quota or trying to win Zillow points like itโ€™s a rewards program.
