🚨Long but Important Read 🚨
This closing was truly special to me. Ashley and Neil were some of our first friends when we moved to our neighborhood. They are the kindest people you’ll meet, and you see Jesus in them with the way they interact with the world. Just an extraordinary couple with two beautiful girls who happen to be Delilah’s buddies! Although we found the perfect house for them, there is something you should know, not everything goes to plan. Thank you to Neil and Ashely for allowing me to tell your story to help so many others.
There is not another agent that looks at the grade of land and water flow more than me. I promise you will not find one, it’s my number one concern at every house I show. We even walked away from a couple of homes because of it. This one looked GREAT. The inspection went well with one of the best inspectors in the business, this house was perfect for them!
Well we closed this one on 6/26/26… the day/ weekend Madison County was hit with historic rainfall. Their unfinished basement took water as they began moving in because of a clogged underground drainage pipe. Just a nightmare situation for any person in that situation. There’s nothing anyone could’ve done to prepare for this or catch it on the front end. The seller wasn’t hiding anything from us, nothing like that. Mother Nature has a vote sometimes, and she spoke loudly as the whole county began to experience the historic flooding.
I tell you this story because: 1: they have resolved the issue and they are LOVING their new home! Two: Homeownership looks like this sometimes. I see a lot of people draining their savings, when there are other strategies to keep money in the reserves for scenarios just like this. Neil and Ashley were financially prepared to deal with this and handled it as well as anyone could but many aren’t. Yes, this is rare, but trust me, it happens! Sometimes things look great, they operate and perform well during the inspection, and then you move in and within a week… something has happened. It’s happened to me personally, and it’s happened to many others I know. BE PREPARED!
