Here's a hard lesson learned for heirs of an estate. A family started to probate a deceased parent's will before making arrangements to sell some land the were planning on selling once the probate process is done. Once they contracted the property for sale, the title search revealed that their deceased parent owed on several judgments, including a large IRS lien. The judgments were SIX TIMES the total value of the property. So, they spent to probate the will and have nothing to show for it. Another clear reason to INVESTIGATE BEFORE you PROBATE!
