🧹 Cleaning Tip 🧹

I want to save you some time and disappointment.

💡💡If you're having more than a handful of people over for food and fellowship - Do Not Deep Clean Your Floors.

After 10 years, I finally learned this lesson. If you have hardwood floors, you know how long it takes to do a good vacuum and mop. In my house, it takes almost 1.5 hours on just the main floor. 😅

It looks great when you get done! But lots of people and food means lots of food crumbs, grass, dirt, and just lots of feet. No one notices the floors, and when they leave it needs to be done again because you spent time enjoying your people!

Save the time and the disappointment of having to do it again, and just don't deep clean the floors before the big event. Do it the day after instead. Enjoy your time with your family and friends without stress and then enjoy the clean floors later!

🔑 I'm buying a home. So, why should I hire an agent anyway? 🔑

1 - Market Knowledge - There's more than just finding a house that looks nice on the internet. You want to be sure that you are getting a good value on terms that work well for your family. Terms matter! Obviously, agents have the most up-to-date information on available houses through MLS and sometimes even listings that haven't hit the market yet because agents talk to one another. They also know all the best home inspectors, how and why to solve problems that may come up along the way, other professionals you may need, etc. 😅

2 - Avoiding Pitfalls - When you've walked through a few thousand homes and contracts you can often see red flags from a mile away. It's called experience. These red flags are things that can be big-time problems down the road when you're deep into a contract and have few options. Don't get stuck between a rock and a hard place. You need an agent to help you avoid this.

3 - Experienced Negotiators - You don't know what you don't know. Some things are commonly negotiated and other things outside the box that an experienced negotiator can negotiate to benefit your family, keep a deal together, and keep both parties happy in the process.

4 - Transaction and Legal Document Knowledge - No one wants a paperwork mistake to cost them time, money, or even worse litigation. Make sure you have someone who knows the legal documents. It matters.

😅 Ok - That was a lot, and I didn't even include all the dozens and dozens of phone calls, fielding questions, helping with lenders, attorneys, organization, and appraisals. Just believe me when I say it's a lot of phone calls and problem-solving. Even late at night and on Sunday.

But at the end of the day, I get to sit next to a family at the closing table and be a part of the joy of owning the home that they desire. What a privilege to do what I do.

So - Now that we've gotten all that out of the way, who's going to get a New Address in the New Year?
