September kept us busy — in the best way!

From hosting and attending events, to popping into offices across Greensboro, to multiple VALUE Sessions with local real estate teams, September was all about getting out into our communities, building relationships, and continuing the conversation around appraisals.

We also officially announced our new 24-hour title check with Rhythmic Title, giving our clients another resource to help them make informed real estate decisions.

A lot happened this month, and we’re grateful for everyone who hosted us, attended an event, stopped to chat, or partnered with us along the way.

The Golden Toilet Theory: Just because something costs more doesn’t mean it adds the same amount of value.

Think about it—a home needs a functioning toilet. Whether it’s standard porcelain or solid gold, its basic utility is the same.

The same concept applies to luxury upgrades throughout a home. That imported marble countertop may absolutely contribute to the home’s overall appeal, quality, and value—but value isn’t necessarily dollar-for-dollar.

Spending $50,000 on a countertop doesn’t automatically mean the home is now worth $50,000 more.

That’s the Golden Toilet Theory: cost and market value are not always the same thing.

It’s an important distinction for Realtors and homeowners to understand when setting expectations around renovations, pre-listing appraisals, and list price.
