Happy 250th Birthday America!
I’m blessed to call this beautiful country home and raise my babies with an appreciation for the freedom it provides us. Molly will tell you her favorite part about living in America is that she gets to be feral, and honestly, same girl same.

Spending the last week at my family’s lake house surrounded by memorabilia of vast military service and comparing D.A.R applications with my cousin, I was filled with gratitude for all that’s gone in to building this country.

Happy Birthday America! Here’s to 250 more years of freedom ❤️🤍💙

One of the lesser known benefits of moving to the Raleigh area is joining the fandom. Games at Raleighwood are genuinely one of the best sporting events I’ve ever been to. I fell in love with hockey because of the caniacs. Celebrating this team bringing Lord Stanley back after 20 years was incredible. Only thing that would’ve made it better is if Rod the Bod was tarps off the entire time. LETS GO CANES

Some neighborhoods are perfect for slowing way down, some are made for being in the middle of everything, and the right one for you is going to feel obvious the second you see it.

Price is just one part of an offer. I will die on the ‘highest price is not the best offer’ hill because the best offer meets the seller exactly where they want to be.

Yes, price matters. But there are many, many ways to make an under asking offer appealing. It all comes down to the seller’s situation. Do they want a quick close? Long close? What about a rent back?

As a buyer, don’t underestimate the power of the due diligence fee. Do you qualify for an appraisal waiver? Talk to your lender to see what they need to make your pre approval rock solid to accelerate the loan process.

From my end, communication is key. As a buyer’s agent, I’m calling the listing agent before writing up an offer to see what the seller needs and what the activity level is on the home. I’m calling your lender to make sure everyone is on the same page and there’s no surprises once we get under contract. I acknowledging that my actions as your realtor represent your commitment as a buyer, and I take that very seriously.

Art in Bloom at the NC Museum of Art is truly one of my favorite events in Raleigh. This year’s theme was Written in the Stars combining two things I’m an absolute sucker for - flowers and horoscopes. There were installations inspired by the zodiac in addition to the ones reflective of pieces in the museum.

I highly recommend grabbing your best friend, escaping all adult responsibilities, wandering the museum for a couple hours, and then grabbing dinner at a restaurant you could never imagine taking children to.
